About Matt Davies
Matt Davies, a Florida native, excelled in our local schools and went on to get his degree in Human Resource Management from the University of Central Florida. After graduation, Matt worked for two major retail companies: Samsonite and Bed, Bath Beyond. As a top executive in the retail field, Matt learned to master the fast-paced world of sales, the value of teamwork, and the importance of integrity and trust when dealing with a real estate transaction. Matt has served central Florida for over 17 years and has sold over 1600 homes in his real estate career with a volume of over 367 million. He is a member of the National Association of Realtors and the Orlando Regional Realtor Association. Matt holds the highly respected GRI designation which guarantees he will perform at a high level of sophistication with a strongly developed solid foundation of knowledge and negotiation skills no matter what market condition. He is also a Certified Residential Specialist which is a prestigious designation from the National Association of REALTORS(R) that fewer than 3% of the Realtors hold nationwide. 1) What advice would you give a buyer trying to purchase a home?
Do your research when it comes to hiring an agent as it will make a difference in how smooth the transaction will go as they will know what to look out for. An experienced agent will be able to guide you through the buying process from getting pre-approved, to making your initial offer, and then successfully negotiating terms in your best interest so that you get to the closing table with the least amount of stress.
2) What advice would you give a seller trying to sell their home?
Hiring an experienced listing agent will make all the difference in how the transaction turns out for you. Sit down with your agent and have a frank discussion with them on how the home will be staged, marketed and shown to prospective buyers. A strong listing agent will guide you through the process from start to finish and will have a proven track record of selling homes. A strong listing agent will have a team of partners to make sure your home gets sold for top dollar, including professional photography, dedicated home website, marketing strategy outside of the Multiple Listing Service, stagers, handyman, roofers, hvac technicians, appraisers, title companies and more. Its very important that the sellers home goes up for sale when it is 100% ready to be shown to every person on the planet.
3) What types of clients have you worked with?
My team has sold over 1600 homes. We work with first time homebuyers, investors, move-up buyers, relocation buyers and sellers, homes that are in probate, foreclosures, short sales and almost any transaction you can imagine. Our teams wealth of knowledge on how to handle all types of situations makes us a stand out choice.
4) Describe a recent transaction you are fond of. How did it go?
I was able to help a first time home buyer purchase a property in a very hot market. Using a purchase strategy that made her contract stand out from all the others was ultimately what got the deal done. Successfully negotiating a roof and a/c repair along with getting the seller to be patient during the process was all in a days work. Its always great when you can see someone realize the dream of moving into their first home.
I listed a property that had several challenges associated with it and we were able to do some strategic targeted marketing to find a buyer that was so happy to find that home. Its not always easy to get buyers interested in a property unless you do professional photos and videos and have a plan to put those photos and videos to work on social media. In this case we were able to use the power of a 360 virtual walk thru to find an out of state buyer to fall in love with the property before they even stepped inside
5) How did you get started in Real Estate?
I worked for more than 20 years in the retail industry and learned a great deal about feature and benefit selling, marketing and customer service that was an easy fit to my new career in real estate. Now being in business for more than 15 years as a realtor has helped me navigate almost every type of situation possible.
