Matt did an excellent job finding my home and helping me through the entire process as a first-time home buyer. Very responsive and very knowledgeable as well as taking a lot of extra time to help explain the process in great detail to me. I would gladly use Matt again and refer him to anyone I know.
BEWARE and watch every detail in the small fine print of any agreement you might make with Mathew Ghafoori. On the afternoon of 5/4/24, my wife and I called Mathew to inquire about one of his real estate listings. We let Mathew know we were out-of-state, sight unseen home buyers, and the call seemed to go well. So the next morning (5/5/24) we began our research on the home. As the day went on, Mathew tried to rush me into making an offer that same day. Mathew claimed he had another offer that the sellers were ready to sign, and that I would miss out if I didnt submit a contract offer IMMEDIATELY. (aEUR|despite Mathews push, the sellers didnt make a decision until late *the following day*.) So we informed Mathew that we were moving forward with a full asking price offer that same day (5/5/24). Since we were rushed, with no time to find buyers representation, we had no choice but to have Mathew prepare the contract. First thing I noticed in the contract was Mathew tried to slip in some sort of management fee (of $495) that I was to pay him at closing. I pointed out to Mathew that I had NEVER seen such a fee on a real estate contract. Mathew claimed that it was a aEURoestandard fee,aEUR? then claimed the fee was only aEURoestandard for his office,aEUR? and promptly removed it. Mathew also incorrectly entered my purchase price offer into the contract (by roughly four million dollars above what I offered). After I pointed that out, Mathew made the correction. Not catching Mathews mistake could have been very unfortunate, because (by law) once you sign off on a purchase price, it can NOT be changed unless both seller and buyer agree. After submitting the contract with a full asking price offer, Mathew texted me trying to solicit more money out of us, saying they would aEURoework with usaEUR? if we added $5,000 to our full asking price offer. We turned down Mathews solicitation, but we agreed to add $1,050 *only because* Mathew alleged (in a text message) that I was competing against a full asking price offer (more on that below). Mathew later informed us that the sellers accepted our offer over the competing offer, and we signed a revised contract. Then we noticed in the fine print (on one of the many many pages of the contract) that local tax records listed the house as having 2103 livable square feet. Yet Mathew had represented the house as having 3143 livable square feet on the major real estate websites (Zillow, Realtor.com, etc.) and even on his own company website. After Mathew was made aware of this misrepresentation, he replied to me with a number of angrily-toned text messages (one after another) in which he defended his misrepresentation, reminded me that I signed off on his misrepresentation, but admitted he included the underground basement as part of the livable square footage in the house (contrary to its tax records), which is NOT normally done. With the help of an attorney, we were able to get out of this contract, which we NEVER wouldve signed had we known the house was 1040 square feet less than advertised. Worth noting is when Mathew was using his closing tactics prior to me signing the contract, he claimed (in a text message) that I was competing against a full asking price offer (which was $449,950). However, public records show the house sold for $425,000 to the buyers who bought it. I have text messages and documents that back up everything stated in this review. Mathews tactics were inexcusable. But I take full responsibility for putting myself in a hurried position to make a major purchase, moving forward with it, and missing the small fine print in the lengthy contract. Lesson to all is to avoid rushing into making a high dollar purchase, no matter how much you may want to. There are people out there who will take advantage of your situation.

Mathew has assisted us with the purchase of three homes and the sale of two homes over the past 8 years. He is professional, friendly and knowledgeable. He works hard to find the right home for you and helps you through the whole buying process. When buying our first home Mathew went above and beyond showing us many, many homes till we found the right one and helped us with the financing process. He then helped us with the purchase of a second fixer upper home where he helped us with referrals for lawyers and was able to help us with discussing restoring ideas when looking at early 1900s home to preserve the original character of the home while updating it. When selling properties Mather took extra time to get the best photos of our home, he gave us a list for make showing easy and helped us get over asking price on both sales. Mathew is my first choice for any real estate needs.
