Marty & Abby made this smooth for selling my first house. They got the house sold in 24hrs. I didnt have too stress at all and got me more then I thought I could get! Thank you again! I will be doing future business with them!

I cant say enough good things about Marty and Abby at The Champagne Team! They not only helped us purchase our first home, but also assisted us in selling that home a couple years later. The process both times was seamless and they provided us with so many good ideas, education, and tips along the way. Working with them was like working with family. Theyre always available and it doesnt matter how many questions you may have, theyre always there to help! I would recommend them to anyone looking to buy or sell their home!

Abby & Marty Champagne were great to work with. We needed to buy a house quickly, in an area we were not familiar with. We were on the west coast, with a 2 hour time difference and unable to be here to help with the search. We received frequent listing updates via email, and Abby did video tours with me. She was always available to answer questions, no matter how late in the evening for her. The teams knowledge of the area, and neighborhoods, is impressive. Even after closing, they are still available for my many questions about the area.

I felt the Champagne Teams knowledge of the market for my house and ability to cover all the selling angles for the house sale was superb. They did a very professional job all the way through the sale and didnt skip any necessary steps from the beginning of the sale to the end. They also respected and considered any input I had to give but werent afraid to challenge my input if they felt there was a better way to get things done. I dont mind paying for professional services when the services rendered are indeed professional. I wouldnt hesitate to use their services again or recommend them to other perspective home sellers.

We had a super positive experience working with Marty and Abby! They answered any questions we had promptly, and stood up for us when the seller came back with asking if we could offer more. We trusted them with our search for a home and they wanted to make sure it was the right fit for our family. They were very knowledgeable and gave great advice for first time homebuyers! Thank you so much Abby and Marty!!!!
FAQ
Answered Questions
I would suggest listing your home in the beginning of May. Have an amazing day!!
There are many loan officers who offer how to clean up your credit so that you can purchase a home. I would just call and ask if they have a program to help clear up credit. OR I do work with a guy who does wonders. His name is Mark David he works with CMG Financial #262-953-2463
Find a lender and let that person know the three of you would like to be on title. This is actually pretty common. Have a fantastic day!
you can but the buyer will need to put those extra items on a bill of Sale instead of on the actual offer because the lender will kick it back do to the reason those items have no value.
That is awesome! A Realtor should be able to add those values into the asking price.
Yes but you get what you pay for. Some companies wont allow their agents to negotiate commissions. I changed companies so I could have a little wiggle room.
I would call your bank and ask for an appraiser to come out. Might cost you a little or have a couple Realtors come out and compare their prices to come up with an amount.
I believe this is a question for whatever Realtor/company you go with. FastExpert can help you find one.
Do you know a loan officer? They should be able to help you with this question. Because of debt to income.
Get a Realtor over they can help you determine what you should or should not do to get the highest amount at the closing table.
It is always best to use a Realtor to buy land or any properties. A Realtor knows the legal terms and would represent your best interest.
Most Realtors Know/or can find someone who sells commercial.
All depends on the bank you use.
Any Realtor in your area should be able to help you.
A lease to own depends if the sellers is willing to do this with you. Good Luck.
Yes. Some buyers will like that there are tenants. Others may want to occupy it. But the new buyer will have to honor the renters leases.
Depends if his income is high enough to buy something suitable for you and his family.
What is your address? When are you thinking about selling?
I feel people will appreciate it as long as it is clean and well taken care of.
Maybe contact your bank? They should be able to help you.
You can use who ever you want !
Well...there is not, unless you want a buyer agency. All states are different. I live in Wisconsin and all agents do represent the sellers unless you have a buyer agency with them.
I believe that FastExpert should be able to direct you to a Realtor in your area to help get you answers to all your Real Estate needs.
That depends on a few questions like taxes, interest rate, and insurance. I would look for a realtor in your area to help you and direct you to a loan officer who can pre-approve you so you know what your monthly payments would be.
In Wisconsin it usually takes 30 days to close on a condo. An appraisal is done a few days prior to closing. So to answer your question ...around 28 days.
If you need an agent in your area text me and I can hook you up. We have agents in your area. 414-840-0120
Call any RE/MAX office in your area and they can give you that information. Have a super day!
Are you selling?
Sounds like you need an attorney to help you or have a Realtor in your area help you out.
You will need to have the POA papers.
I would call your bank or an appraiser in your area to help you.
Has a Realtor helped you yet?
Hello Geneva, Did you still need help with your value? 414-840-0120 Abi
You can put it on the market today. Is the title in your name?
Yes we do! Would love to help you.
You would need to find an agent near your place of living. They could help you with an idea of how much you could get for your home.
Absolutely Not! It is a very good time to sell!!! People that were sitting on the fence post are looking to buy now because the rates are going up.
Call a Real Estate company near your place that you want to sell. They can give you a good idea as to what your home is worth.
If you list with an agent you will be on MLS.
They will look within their company to find an agent in the other states to help you.
Generally it is 6%
6% Is average. It can be negotiated but not all companies will.
Hello were you able to get ahold of a Realtor? If not I would love to help you! 414-840-01210
This would be a happy day for the buyer. Nothing you can do after you accepted the offer. Sorry
1%? Umm... How is that agent going to pay the buyers agent their commissions? or any advertising? This agent would be taking a loss. I see a red flag here.
Do you find a good Realtor to help you?
Yes, Pricing a property right from the beginning is very important. Too many price drops makes the buyer wonder what is wrong with the place or want to give a low ball offer on the home.
Sorry to hear this. Splitting up os never easy. Do you have a Realtor That you are working with? If not, I could refer you to someone who can walk you through the steps.
Call a Realtor to let you know what you need to do to get your house ready to be sold for the highest amount.
Not sure I understand your question... The buyers pay interest on their loans. Did you mean commissions?
Hello, If you are trying to stay under the 2k mark ...I would focus on the light fixtures and the faucets for a beautiful facelift. People notice them right away. If you need any other help please reach out. Good luck! 414-840-0120
You might be better off trying to take a HELOC loan out to purchase a international property.
Hey, you have to start somewhere! Nothing wrong with average. You can stay there a few years and hopefully you gain some equity in it and then you can sell it for more and put it towards a home thats more than average to you.
Finding a good realtor who can help you find a good loan officer to get you pre-approved.
Chances are you may not. BUT I would have a inspector help you answer this question because that person will actually be looking at your property.
i suggest You need to find a Realtor who specializes in VA .
If it is priced right...Everything sells!
All depends on what is written on the offere.
Nope ! If you love it...buy it!
Yes but depends on the area as well.
I understand you want to save money but you get what you pay for.
I think you need to ask a local realtor who know and understands the state sales tax.
It could. The State just wants the money owed! However, I would ask a Real Estate attorney.
Talk to the school district. I know in Wisconsin they do allow this to happen,
Absolutely!
Prices have leveled out a bit. Sellers are still getting over asking when priced right. You can do an open house if you feel comfortable doing one. I know it is a little unsettling to have strangers through your house but it should not take long to sell your home in this market if it is priced right. If you need help looking for a Real Estate agent let me know. 414-840-0120
Absolutely! We always allow storage in garage and basements if need be. We sell square footage so we want the house to look big and clutter free as possible.
No need for two loans. There are special loans for homes like this. Talk to a local lender who maybe can sit down with you and go over all your options.
No need to replace. However it may come up on an inspection report. (if it is at the end of its life). But I would jump that hurdle when the time comes before replacing it.
Heck YES! You never know who might have a key and you will feel more safe knowing it has been changed.
I would look for an agent who sells commercial property.
Yes there is. Want to sell your home?
Gosh, good question! If you interest rate is low put it where you can make the most while you can!
You should be using an attorney or a Realtor for your protection.
Talk to a mortgage loan officer. They seem to have more options.
Hire a realtor. We are trained to do this for you. Then you can sit back and relax!
Well, if you do not have any other offers that is totally up to you to accept an offer with contingencies. It is a gamble, because yes, something could come in better or something might come in lower.
Yes. Have a Realtor or an Attorney.
Work with a Realtor. They can help you find foreclosure properties.
Depends on the agent you use. Some include them others do not. Some say a lower commission amount but make you pay for the extras. So be sure to ask your realtor all these questions upfront.
Get a realtor in your area. If you need help with finding one, contact me at 414-840-0120 we can send you someone very good! However, it sounds like you are ready to go with putting it on the market.
I would sell it. Reason I say that...if you do not like the neighborhood what if it gets worse? The value of your home could go down.
I would tell them in case of a fire etc. or the damage down there wont be covered.
