Make sure you speak with a lender and understand what you are getting yourself into. It's also advisable to do so before you start the house hunt as most sellers will want a prequalification document to establish you are capable of buying a house.
2) What advice would you give a seller trying to sell their home?
Get it ready for people to come through. The less clutter the better. If it makes financial sense, tend to any deferred maintenance. Staging your home can work wonders as to how people view your home.
