We started our home buying process while we were still traveling/moving and we had very responsive professionals that went above and beyond to help us in our home buying process. From taking videos of the home before we could do a walk through to answering all of our questions we were very impressed. We selected Mark's team after interviewing several Niceville realtors and reviewing their Zillow ratings. Mark's strategy seemed the most compatible with our plans to sell this long-term rental without having to travel to Florida to complete the sale. According to Mark, we had 10 showings and only one offer whileA our rental property was listed. Mark stated this was a tell-tale sign that the buyers were not seeing the value he initially set at $430,000. We also received showing feedback from seven of the showings, and 71% of the buyers felt the home was overpriced. According to Mark, most properties were seeing multiple offers, but since the offer received within hours of the first day of showing was for the full asking price of $430,000, Mark and his team insisted we accept the offer. The buyer was only asking for title/closing--at least initially--and according to Mark, this is VERY common in the current market. So... we accepted and according to Mark, the offer netted us $15,000 more than the initial net sheet we signed off on. After closing, Mark and hisA team even provided the following listing of how they had gone aboveA and beyond for us (items apparently not covered by their commission) from pre-listing through closing:A - Extra hours spent obtaining multiple estimates for both wood rot and roof replacement, at his request, for sake of comparison.- After estimates were received, extra time spent probing the contractors for extra details aEUR" way more than is ever asked/needed aEUR" ie: sketches of wood rot areas, photos, and questions about how the roof would be done.-Coordinated with a tenant for move out. Updated the seller with the condition of the property via email and photographic evidence. Ensured that your personal items in the garage were still present.- Emptied the well pump to prevent the seller from having to replace a 3rd one, and turning off the sprinkler system.- Adjusting the temperature on the water heater- Advised you against having the home and carpets professionally cleaned so that we couldA save the seller some money.- Shortening the listing agreement and modifying it to sellers terms aEUR" 2-3 months or back on the rental market.- Paying for and arranging water service to be turned on for 10 days even when the listing agreementA stated the seller was to keep on for the duration of the listing.- Multiple trips to take photos/videos of wood rot during repairs, after repairs as requested by the seller - only to find out he had a friendA also going to the property.- Multiple trips to the property to check on repairs and evaluate the extent of the termite damage.A - Going to the property to take photos of the roof as he requested photos to satisfy hisA requests.A - Communicated with the contractors (general & roofer) to ensure all repairs wereA completed in aA timely manner for a fair competitiveA price. Relayed all complications to sellerA asap.- Assisted seller in getting his sprinkler system up and running this was done only because the seller wanted to, not for any terms of the contract.-A We also gave you a 1% discount on commission, our normal fee is 6%.A So, in summary, we thank Mark and his team for their help selling our rental property--especially all the above-and-beyond unpaid efforts--to help ensure a successful closing. We also appreciated not having to travel to Florida during the COVID pandemic for this transaction. Finally, we wish the team a safe and healthy future with many more sales to come.
Everything went smoothly from start to finish.Th whole process was super quick, so I didn't get a chance to see everything that they could do, but that is not a complaint. They answered all of my questions without hesitation.
