We truly never felt like he was pushing a sale we didn't want. Through the many twists and turns, high highs & low lows of home buying, he was a guide on the journey as we discerned what we wanted and needed. He is knowledgeable, engaged, and excited without being pushy. We truly would not have found our dream home without Luke. He went above and beyond with helping us through an unconventional sale and was actively involved in navigating an unexpectedly complicated process after closing. ZillowVERIFIED Luke guided us through the process of buying our first home during a time that we all know is difficult to be a buyer. He always responded quickly, despite our many questions and even remembers your cats name! Since the market is so competitive here, we learned being successful as a buyer basically requires everyone to jump quickly when interesting new listings show up and he was willing to take us to go tour homes within a day or so of being listed. He was fine with our parents FaceTiming into most of the houses we toured and had recommendations for things we needed like an inspector, title company, etc. that first-time homebuyers arent super familiar with. We enjoyed getting to know him as well. Everything went well and we love our new house!

I told him my price range, the type of home I was looking for--I was willing to build new--and what part of town I desired. Mr Smith is highly familiar with the Rockingham - Harrisonburg, VA local. He identified several properties for me to review which resulted in my decision to build new comparable to a model he arranged for me to tour. A highly responsive and detail oriented individual, Luke readily provided answers to my questions via text or phone calls, sometimes daily conversations until a contract was signed. He then masterfully represented me as my agent when negotiating with the builder which resulted in our obtaining a great, some said first-of-a-kind deal. Mr Smith then assisted me with every real estate detail--there definitely were many requiring his expertise--all the way through closing. Since Luke knew most of the key players in the real estate/construction world, he helped ensure any challenges were quickly and properly addressed. ZillowVERIFIED While living out of state, we first put our house on the market with a listing agent other than Luke with Funkhouser. After 6 months, we had only a handful of showings and very little interest. Buying a house in our new home state increased our need to sell the house in VA, but when we went back to pack up our household, much to our surprise and dismay, we found an out of control yard blocking the For Sale sign and a flooded basement. While getting the house packed out, we interviewed 3 realtors and Luke, with his positive and knowledgeable attitude, stood out among them. He helped get our house back in selling condition and kept us apprised during the entire process. Not only did he communicate via email and phone, but he also created webpages giving us updated house showing/feedback from potential buyers. Within 9 months we had 2 offers on our house, went under contract, and closed right on schedule. I know that had we started out with Luke, our house would have sold within 6 months. I cannot say enough good things about Luke Smith or what he has done for us.
