Do I need a home inspection for new construction?

A real estate agent or broker is not a contractor or home inspector. You should absolutely get a home inspection. If you choose not to get Home Inspection, we require you sign a waiver. It's a huge liability risk to not get one done whether it's a resale or brand new construction.

Do i need a real estate agent to give my son my house?

It definitely would not hurt. However, I would recommend that you see a good attorney because this is more of a legal question. I do have a legal background, but I am not a practicing attorney now you need to make sure that all loose ends are tied up. I'm in California, and in California there are various ways to change title and potentially avoid probate. A trust is a good idea with a pour over Will. I do recommend at least a consultation with a real estate attorney, or an attorney, who specializes in trust and estates.

What do I need to disclose when selling a home?

The rule is disclose, disclose, disclose. Generally, as homeowners, we are aware of any defects in or outside of our home. I managed litigation for real estate errors and omissions insurance. The most common case was based on a failure to disclose. I absolutely recommend disclosing anything including any insurance claims whether they were 20 years ago. You don't want to find yourself in a lawsuit.

Is it risky to buy a FSBO home with renter living in it?

There's several options available. One is to make sure that you include in the residential purchase agreement, that the tenant will be out at the close of escrow. Remember, if it's not in writing, it doesn't exist. You do need to ask if there is a lease, because A lease runs with the land. What that means is that if the lease is still in effect, the tenant has the right to stay in the property. Do your due diligence, and make sure that everything is in writing and signed by all parties. Hold over tenants are a true pain in the behind.

Is the closing cost different for townhouse vs house?

Closing costs can vary, depending on the cost of the property itself; different escrow companies charge different amounts. In your state. If you use title companies, it would depend on what that particular title company charges. I'm in California, and you do have to watch out for any additional HOA fees. And it has to be clear in your purchase agreement as to who will be paying for the HOA docs. There can also be additional transfer fees. In California, property tax is prorated. For example., If you purchase your home after the property taxes have been paid, those taxes will be prorated.
