HOW DO I FIND OUT THE VALUE OF PROPERTY IN HEMPHIL TEXAS?

Hi Wayne, there are several ways to find out the value of property. The easiest way is to find a local expert who sells real estate similar to what you are looking to buy. You will want to interview them and make sure you feel confident in their ability to serve you. Independently, you can do a public record search to see what real estate is selling for, but it is much simpler to ask a local Real Estate Agent to do the work for you. I could also interview agents on your behalf and connect you with someone local and experienced. You can also look at Zillow, Trulia and Realtor.com, but keep in mind that these are automated computer programs and lack human insight. I hope this reply is helpful.

How do I figure out what my home is worth?

Hi Jack, Tyler is correct. In support of his reply, it is common for those of us who list homes to receive offers where the potential buyers waive their Appraisal Addendums because they are willing and able to pay the difference if the home appraises at a lower value than their offer price. Having a local Realtor/Broker provide you with a CMA is helpful and usually free. Appraisals are not free. Hope this helps.

Hi C Lyn, Great question! The easiest and simplest way to find this out is to have an experienced Realtor/Broker in your area create a CMA for you. They will compare similar, recent, pending, sold and active listings to yours. Unlike auto generated values from online websites, they will also use human insight about the area, styles and condition of the homes. How to buy a house without closing costs or down payments?

Hi Timothy, great question. This is a common and frequently asked question. Try not to rely on word of mouth or promotions for the answer. If you have not yet done so, you will get the best and most accurate answer from a mortgage lender. The answer may be yes, no or yes to half the question and no to the other half. It depends on several variables including, personal, financial details, timing, location and what the seller is offering. It also may depend on if you or another family member are Veterans and your eligibility concerning the VA Loan and benefits. 3 days to rescind after closing?

Hi Teresa, Most likely, the answer is no, however, you may want to check with a real estate attorney in case there are exceptions or maybe your state allows it. Also, if you purchase from a new home builder, they may have their own provisions, so read your contract. Only what is written is legally binding. Hi Eileen, I hope everything went smoothly for you concerning the sale of your home. For anyone in a similar situation, it is always good to check with a real estate attorney to make sure you understand the laws in your state. I have a lot of experience with Fidelity National Title and they are very helpful. I am sure other Title Companies are as well. Often times you can call a local Title Company and ask them what the process is is such a scenario a so you can mentally prepare yourself and your ex in advance in case a signature is needed from the ex. How much would yr mortgage be on 250,000 house?

Hi Jill, great question. This sounds simple but is best answered by a mortgage lender. They will ask you how much money you have set aside for a down payment, they will run your credit to help determine the interest rate. They will look at your income, debts and other things. They will help you determine the loan type that is best for you and ask you questions like are you a Veteran, a first time home buyer, things like that. Depending on the address of the property you purchase they will be able to give you a good estimate taking taxes, if there is a CDD or not, and home owners insurance into account. Hi Sandra, If you have not yet sold your home, you may want to "interview" an agent or two. The way the real estate market is at this time is different than in the past. Frequently, properties sell for greater than their appraisal value. Many buyers are willing and able to pay more than what the appraisals come in at. Statistically, sellers net greater profit if they sell with a Realtor than by owner. From my experiences, leases frequently allow for some amount of notice for the convenience of the tenants. You may just want to read your lease agreement, the answer may be there.
