Get a lender preapproval first because some houses aren't going to be able to be financed with FHA or USDA or even VA loans. Also, closing costs are approximately 5% of the purchase price and a lot of lenders don't tell clients that.

Get your house inspected before putting it on the market so if there is anything to fix/address, it can be done prior to listing it. Also the better it looks, the better it sells.

Sellers, buyers, and investors

I received a referral from a past client to move his inlaws to the area. They had a house to sell before they could purchase. The house they wanted to buy in this area was on the market and the sellers wouldn't accept a contingent offer on the sale of their house so I convinced them to get their house listed and under contract before pursuing a new purchase. They listened, got their house listed quickly and under contract quickly and they were able to purchase the initial house they looked at and were very happy. Referrals are the best compliment and I was happy to make my previous clients and the inlaws very happy!
