My best advise is to work with a buyers agent. Make sure he or she will not only bring your attention to hot houses, but can negotiate your money. That skill should be highly developed!!

I would advise a seller to qualify the agent well. Ask how long they have been an agent. This will confirm that the are knowledgeable on all different markets. Ask if their contract is fully cancelable with no penalty or obligation if you are not happy with their services.

I had a great time with this recently! My seller really wanted to sell to a buyer that came to the open house that I was hosting and that the seller stayed for. This buyer was lovely, she however needed to sell her house to buy this one. Her house was not on the market yet. I listed her house, found her a buyer in less then a week for over asking and was able to get her into contract with my seller for over asking as well. Happy ending all around !!
