Buying a house can be a stressful situation, especially if it is your first home. However, with Kim it was fantastic. Kim went above and beyond to find us our home. We went to many homes and Kim was always prompt to return or many questions. She was so friendly and made you feel like you had been friends with her for years. Most real estate agents work diligently for their clients, telling them the easiest way to deal with negotiations, nuisance issues, and problems. Kim and Todd Ruhl work very effectively as a team to inform and advise client the BEST way(s) to deal with negotiations, address smaller nuisance issues, and solve larger problems. Often Kim and Todd Ruhl do the work themselves without hiring others to step in (which would involve extra time and expense), and when inspections and paid labor is required, they regularly arrange, meet, and follow-up with the providers. The Ruhls have extensive experience far beyond simply acting as buyer and seller agents. Both worked as residential property appraisers and landlords/property managers for many before transitioning to buyer and seller agents. This experience supports insights into property values and conditions when advising their clients and formulating plans. Our situation was similar to that of many: we needed to buy, move, then sell. We asked an excellent and trustworthy out-of-state Coldwell-Banker agent we had used years earlier for a referral. After some research he recommended Kim Ruhl despite her association with RE/MAX, because she had a superb reputation in the St. Louis region including Illinois, and executive participation in professional organizations and committees. It was clear from our initial chat that Kim was the right agent for us: she has the friendly, easy-going, and out-going demeanor an advisor needs for effective communication with the various parties (especially us!) involved in sometimes complicated deals, plus the experience required to provide effective, ethical guidance, preclude difficulties, and preserve advantages as deals proceed from preparation to contract to closing. Todd was indispensable, too! While also exhibiting the same friendly and can-do personality as Kim, he is experienced in all facets of home maintenance, improvement, inspection, and listing. On more than a few occasions he volunteered to help with some of the labor, including removal of some reusable furniture, replacement of some major appliances, and a handful of small repairs. He is also an extraordinarily competent professional real-estate photographer who understands all aspects of staging and photographing properties at various times of the day, even producing exterior and interior drone videos. His marketing presentation drew many prospects, ultimately resulting in a bid over asking. Their experience proved critical when just days away from closing the sale of our old home, the buyer raised a potential deal-breaker issue about a small property line encroachment involving a bit of retaining wall. Todd was able to get a reliable contractor to evaluate the situation and provide a timely bid so an acceptable concession could be made. Then, on the day before closing, the buyers lender decided that the agreed concession was insufficient and that the work would have to be completed and a clear survey and lien waiver provided before approving funds. Kim instantly went to work and was able to secure the contractor to perform the work within a week, and importantly, provide a lien waiver before even being paid. This frantic bit of eleventh-hour problem solving was only possible because Kim has a reputation of honesty and is skill at re-framing problems so that satisfactory and agreeable solutions become apparent. Kims efforts and assurance satisfied the and the deal closed on time without any extra expense! All along the way, Kim and Todd made us feel like their only clients with regular communication and activity updates, even though they were involved in moving along several concurrent deals. Serving their clients and achieving 100% satisfaction is the Ruhls motivation and goal, and 10-to-12-hour days appears their norm. If you have read this far, you know the conclusion: we recommend Kim and Todd Ruhl to handle residential home buying and selling transactions without reservation for all deals large and small!

Words cant fully express how thankful we are with what Kim and Todd did to help us sell our Moms condo. We felt so comfortable with Kim from our initial meeting right through to closing. She is so kind, uplifting, and knowledgeable; and she guided us through every phase of this sale and alleviated all of our worries. We never had to worry about what was going on because she was very communicative and always kept us in the loop. Todd is also kind, uplifting, and knowledgeable. He took the most beautiful photos and then created a 3D model and custom website that covered every aspect of Moms place so potential buyers could take a video tour online. This was so impressive!
