Kim did an outstanding job helping us find our dream home. She is knowledgeable about the area and was patient with all our questions. Due to our house hunting being part of a transfer, we were limited on the amount of time to look for our home. Kim worked diligently to find us many prospective homes. When we found our dream home, she educated us on the buying process and made the process seamless. I highly recommend Kim.
You will regret doing business with Kim Gwaltney. Before hiring - talk to ALL other realtors in this area. The most significant part of being a realtor is - networking. If realty, as a business, has progressed in the day of social media and networking with other realtors is essential to selling your home - you dont want the only realtor in town that no other realtor intends to do business with. 1. My experience - she low-balled the price of my home - told me to list under 70k to help her landlord buyer. (who does she represent?) 2. She yelled at me because pet hair was still in my home. What kind of realtor yells at her clients? She booked a buyer allergic to pets when I ran a rescue here. 3. I had looked into the cost of a professional cleaning after I moved, and I offered to cover that at closing. During the showing - Kim Gwaltney was steadily selling me down the river and telling potential buyers that it would include air duct cleaning and more. I was kind enough to offer a $150 service - she had no right to provide more. I am not allergic to pets, and my home is AS IS. 4. I didnt get any more showings. I asked. I cant make people call. I waited a bit more. Then, through sheer luck - another realtor mentioned she would never show my house to any of her buyers. I wanted to know why. I was told that all other realtors wish to avoid doing business with her because she will not split the commission, which is standard practice for 2023. Since they wont get paid - they wont sell her listings. In other words, if you list with Kim - it is on her time. 5. I confronted Kim with this knowledge. I told her I expected her to split the commission with other agents and to explain why I was not listed on ALL the realty web pages. She blamed the computer guy and said she would call me later. 6. When Kim called me, several things occurred. She informed me that two people had called her the day before - looking for a home in Carmi under 100k (my house!), but instead of scheduling a showing, she discussed my neighborhood like it was terrible and ran them off. And what is wrong psychologically with this woman if - she called me up and told me this? The call continued with her calling me a negative human being. She told me a parable about a lawn-mowing guy and how because I am pessimistic about my last town (Southern Poverty Law Center declared most hate-filled city in America). There may be a good reason and that science made that conclusion - not me. Kim continued to tell me that she was praying for me. No concern for my religious preference - but forcing her religion upon someone else. At the end of the call, she states in 25 years, she has NEVER released anyone from their contract, but she will release me. I must sign the form she sends over and get a new realtor. The form did not come. When I asked for it, I was told her lawyer would take the next three weeks to prepare it. At this point, I lost my temper with her. Imagine being told - youre a negative piece of garbage; I refuse to sell your home, promote your home properly, show your home, and release you from the contract for three or four weeks. She said (more or less), I will hold you and your home hostage. I told her to get the form to me that day, and the best she could do was the next day. The form came. It was NOT a release form. It WAS a release form/non-disclosure agreement. I refused to sign it this way. I told her to remove the non-disclosure agreement. I did sign a release. Realtors around the area were alarmed and concerned that she would not release me and hold my home hostage. They had many horror stories from people in her past. This made me realize - her 5-star reviews are likely bogus. Not something I can prove, but I do suspect it. She can say, I have never released anyone. However, they couldnt leave a review if they all had to sign an NDA. I did write my first review in a bit of a rage. However, this was important enough to sit down and write out correctly. If you read through this - then I have done right by you. I posted this exact same review on Google.
Kim helped me purchase my next dream home in Carmi. She was friendly, responsive, and well informed every step along the way. She negotiated with the sellers to come to a very equitable contract. She helped arrange and keep the closing process on track to make things happen as quickly as possible. She even went with me on closing day to transfer utilities and has helped with any question that has come up. Although I plan to be in my home for many years to come, I would not hesitate to work with Kim and Town and Country again!!
I contacted Kim from Florida to place an offer on a house in Illinois. Although most of the work was done through my representative, I was able to fly in and complete the process quickly. The process was very efficient. I am now the proud owner of the home.
Kim Gwaltney did an amazing job at helping me purchase a home. She is everything you could possibly want with an agent (experienced, knowledgeable, quick to respond and very pleasant to work at all steps of the process). Being from out of town, she took the time to introduce me to the area and even assisted with accompanying me for utility hook-ups. I highly recommend her if you are in search of professional agent that will go the extra mile!

Kim was a pleasure to work with. She was professional, polite, attentive, and cared about our needs. While in the process of purchasing our home, my father passed away and Kim went far beyond her job and extended the love, thoughtfulness, and comfort of a close friend. We had only met once, this speaks of her heart and character to help people. I highly recommend her as an agent, whether you are buying or selling.
