1) What advice would you give a buyer trying to purchase a home?
It is important to hire a REALTOR to assist you. Remember the listing agent is working for the Seller and their job is to get the Seller the most money for their home. Working with a buyer's agent won't cost you anything since the Seller pays for the commissions, but it will gain you so much by having someone who is looking out for your best interests. They can also set you up on a search so that the minute a new home is listed that meets your criteria you will be notified. The days of driving around neighborhoods looking for sale signs and calling the listing agent are over. In this competitive market homes that are priced well go within 1 week. If a home is sitting on the market then it is overpriced. If you want to purchase a home at the right price for the market then please work with a Buyer's agent. Even if you don't choose me or someone from my company.
2) What advice would you give a seller trying to sell their home?
Overall it is a Seller's market right now. Homes that are priced well are going faster than we can list them. Competitive pricing is always important even though the current market is tipped in your favor. First impressions make a big difference! When we first launch your home on the market we want to make sure that it looks its best. I work with a home staging company who can come out and give you suggests of how to set your home up to look its best. I also order professional photos from an experienced photographer who knows how to highlight your home's best features. I won't advertise your home for sale until it is ready. Once it is listed both agents and buyers will be notified if it meets their search criteria. With a combination of beautiful photos and compelling ad copy we will ensure that your home is shown by prospective buyers.
3) What types of clients have you worked with?
During the 9 years I have been working as REALTOR in the Treasure Valley I have worked with a variety of clients from seasoned investors to first time home buyers and everything in between. I have learned something from every transaction that has helped me to be a better agent. I am also very lucky to have Vince Grillo as my business partner. He has been a licensed professional real estate agent for over 26 years. During that time, he has seen it all so if I ever run into a situation that is new for me I can always count on his extensive knowledge to guide me through the process. Vince and I both are full time professional real estate agents. This is our lifelong profession, unlike many agents who only sell real estate part time.
4) Describe a recent transaction you are fond of. How did it go?
Recently I worked with one of my wife's friends to sell their current home and buy a new one. They wanted to sell their home and move into their new home on the same day. This is challenging to say the least. It takes a lot of coordination between the Sellers, Buyers, REALTORS, appraisers, lenders, and title companies. Luckily, I have a strong team that includes an experienced closing coordinator. We were able to pull it off and my clients were ecstatic!
5) How did you get started in Real Estate?
After working for my family's plating company in northeast Ohio I was ready for a change. During a trip, I met my future wife who lived in Boise Idaho. When I came to Boise to visit her I fell in love with it. Real estate had always been an interest of mine so I decided to pursue it as a career. After graduating real estate school, I joined Keller Williams Realty as an agent. While at KW I met my current business partner, Vince Grillo. We worked together on a few projects and realized that we made a great time. We are very different and we balance each other out. After working together for 3 years to KW we decided to start our own office where we could focus on our clients and not have to worry about the inter office politics involved with working at a big company like KW. We started Idaho River Realty in 2011 and we haven't looked back.
6) Do you have any special education or training that will benefit your clients?
The 9 years that I have been an agent coupled with the experience of my business partner have been the best training that I could ask for. I am an experienced negotiator. I also have flipped several homes and have obtained extensive knowledge about repairs. We have relationships with area repair vendors who can provide free quotes and complete work on a tight budget and time frame. These resources have greatly helped my clients whether they need to make repairs prior to listing their home for sale or if they need assistance on renovating the home after purchasing it.
