DO NOT USE... if I could put negative stars I would. He doesn't even deserve 1 star. Ken is very unprofessional He has lied to me regularly, including our initial conversation. Ken told me that he had multiple people asking about my home specifically, and insinuated these fictional buyers would purchase my home for more than anyone else. I sadly believed him. He didn't try to sell my house, rather used it to try and get contacts to sell other properties. He even said that to a couple he brought to my house, before they ever said "No" to my home, he was offering them other properties. He impropperly & fraudulently marketed my home, offering VA & FHA financing on the MLS, knowing it wouldn't qualify for those options. Even though it was supposed to be listed a cash conv only. He instead told me it would help sell my house leaving those on there, knowing it wouldn't clear VA or FHA guidelines. He is wasting my family's time, other agents time, and the buyer's time. His follow-up on the showings was terrible, as well as his follow-up on the low-ball offers we received. He tried to convince me to sign an offer for $50,000 below our listed price, knowing it wouldn't meet my family's needs.. Just enriching himself. He called me a liar when I was able to connect with an agent, representing a potential buyer, that he said he was unable to get ahold of. He doesn't care about what this was doing to my family, and our health. He expected me to show my home until 8pm at night while I am raising my 2 young grandchildren. He said he would cancel my listing. He said removing my listing from the MLS would take it off the market, yet the form he sent me to sign would only take it "temporarily off market" for a time period of between 7-45 days, leaving him in control of my home. He doesn't look out for the seller, he talked more people out of making an offer on my house than he got me. The net sheet he sent me on one offer, left out one of the commission lines, which made it look like the offer was worth more to me than it really was. If I had accepted it, he would have come back and said "oops I missed a cost" and it would have made myself and my grandchildren homeless. He refuses to let me out of his contract, even though he hasn't held up his end, simply so he can still use my house as a marketing tool to make him money, and do nothing for me. My house is still up on websites he controls, so he is still able to generate contacts. He tried to make me feel guilty about the money he's spent, which is the cost of doing bussiness for any agent, except for the little over $200 he spent for a dump run, that he offered to cover He didnt explain anything he sent me to sign. He snuck in his commission that is 2% higher average. For that kind of money you'd expect someone that is working for you, not out for themselves. And the commissions aren't even split evenly. When I told him I was not happy with him and wanted no further dealing with him, or his company, he refused to cancel the contract. Instead decided to hold me hostage, but not do anything with the offers recieved on the house. He expects you to uphold your end of the agreement, but when he is called on to uphold his, there is always a reason or excuse. I trusted him with a generational asset, and protecting me and my family. He has failed in that trust that was given to him, and his company. My family has owned this house since it was built, And it is my grandchildrens inheritance. He has treated this house, and us like a commodity to be exploited for his own gain. I hope any part of this will help you see through his misleading "advice", half truths and outright fabrications.
