Hello, my name is Karen M. Riscinto and I am an award winning licensed Real Estate Professional since 1988 who takes much pride in my profession. As such, I am constantly taking classes to enhance my knowledge of the Real Estate industry and have several designations: CDPE, CIPS, MRP and TRC. MRP - Military Relocation Specialist. I have been a resident of Lake County Florida since February 2005 and I was featured as the agent on an episode of HGTV "Lake Front Bargain Hunt" (Living Large in Lake County) in 2014 which featured Eustis and Mount Dora, FL. It was a truly amazing experience. As a seasoned Licensed Real Estate Broker/Owner & Real Estate Professional I have over 36 years in residential and commercial Real Estate Development, Construction & Sales. I have made the Multi-Million Dollar Sales Club in 2012, 2013, 2014, 2015, 2016, 2017, 2018, 2019, 2020, 2021 and I was a top producing agent for 6-1/2 years for a former Brokerage. I was the winner of the 2016 Daily Commercial Readers' Choice Award for Realtor Lake and Sumter County and I just was named the #3 agent in Lake County by RateMyAgent.com 2021-2022. I started working in the real estate arena in 1977 and received my real estate license in Florida in 1988 and in Georgia in 1990. I lived in Atlanta and was the VP of Property Management for a large Southeastern Property Management & Development Company and as a Corporate Real Estate Manager for a large British Conglomerate in the Northeast. I moved back to South Florida in 2004 where I worked as the VP of Sales & Development for a Development Company and as a Consultant for Condominium Development projects in Broward and Dade County. I moved to Lake County in February 2005 to take a Director of Real Estate position and in 2007 I started working as a full time REALTOR. In June of 2017 I became a broker and opened my own firm on August 1, 2017 in order to better serve you. Not everyone is a perfect fit for each other, it's just like dating you either click or you don't. I will always do my best to meet your expectations and since no two customers are exactly the same, it will be a learning curve for both of us to find that perfect property be it commercial, income or residential. We are living overseas and needed a manager to take care of our home and especially as our house tenant was? causing us problems with? the HOA, we? met Karen and liked how she presented her company and what a fantastic find she turned out to be. On taking full charge the problems just seemed to disappear and the HOA, my wife and I were all gratefully relieved.?At the end of the tenancy the house was evaluated for best presentation needs. How to sell a home with joint ownership

So if you have gone through probate and you are now listed on the deed that part should be good. Have you contacted the lender? several things can happen. 1. They can call the loan in full since you are not on the loan. 2. Keep paying the loan the taxes and insurance while you try to sell the home. 3. The lease, when does the lease expire? You might want to have an RE attorney review it for you. If the lease is set to expire, you must send them notice of non-renewal depending on what the lease states. If it is silent to that, then 30 days. If they are on a month to month lease and the lease does not state how long, then 15 days notice is required by either party. If you you can work with them while you are trying to sell, it might be easier overall. What ever you do make sure your attorney agrees, or it can be a nightmare.

How do I get a home appraisal?

Anybody can order an appraisal. If you are looking for an appraisal for personal use like for legal reasons, court ordered, divorce, equity split, arms length sale, etc. Make sure all parties agree on the appraiser and best of luck.

How do I figure out what my home is worth?

Hi Jack, Port St. Lucie is a hot market at the moment, so you want to be able to get the biggest bang for the buck. There are several routes you can take. 1. Get a CMA from a local agent. 2. Get a professional Appraisal and then hire a professional agent. Personally, I would go with # 1 and add a pre-home inspection so that when you do list there are no surprises. Also, it gives you a chance to fix things which in turn will get more money on the sale. Be careful of the companies that offer to buy your home, in the end you will pay out more and leave more money on the table than you should. Who pays for repairs?

Hi Clive, It depends on how the contract was written. Also, keep in mind if the deals dies you will have to start all over and reveal those items up front. Get them fixed and move on. Hope that helps Karen
