I had dealt with several real estate brokers over the past forty years, only to be majorly disappointed in every single case. This time I was determined to find a good broker. I interviewed six brokers and settled on Julio Midolo. Little over a month later my house is sold, over asking price, as is, with literally no problems during the entire process. I am blown away how efficient, timely and professional the transaction was handled by Julio and his team (Jonathan, Kelli, Silvia) every step of the way.These were the things that stood out to me and made the sale of my home actually a pleasure:1. superb communication - requests/concerns were addressed/dealt with in a timely manner - my calls were answered/returned without delay - Julio + his team communicated developments/issues without delay2. negotiation skills - Julio seized the opportunity several times during the process to tilt the situation in my favor. (e.g. 1. when presented with several strong offers at the same time, Julio automatically injected the condition as is into the deal 2. certain issues that might have become a deal breaker for the buyer were masterfully turned into a non-issue by Julio)3. Due Diligence / Vetting the Buyer - these days most buyers come with a pre-approved loan letter, which is not a guarantee that the loan will actually be funded. Horror stories from friends, who had their property fall out of escrow just days before close of escrow, because the buyer did not meet certain requirements, and the loan contingency not being removed early on, left my friend without compensation having to start the sale process all over. - Julio took it upon himself to check out the buyers who submitted an offer. He contacted their lenders to gain a better picture about the strength of their offer.4. Preparing the House for Listing - wow, wow, wow, I can just say it was so quick and efficient - the photographer Julio uses did an amazing job. my house looked so fantastic in the online profile. Even my daughter, a loan originator, who has seen thousands of listings, was very impressed. - Other brokers I had interviewed all mentioned that I needed to fix/ take care of quite a list of things to prepare my property for sale, all expensive and labor intensive. NOT Julio. He found creative ways to take care of all those little problems, rendering them complete non-issues.5. Last but not Least - personality + demeanor are an important part of business dealings. Julio, Jonathan and Silvia, who I dealt with in person and Kelli over the phone, are all just very pleasant lovely people. They made this entire process actually exciting and fun. Julio exceeded expectations to the point that I will never have to shop for a broker again.I had fun selling my house and got the best price I could have dreamed of without me ever having to worry during the process.Julio will be my broker for life.
