Buyers beware! Julios conduct throughout my home purchase was shockingly unprofessional and unethical. I strongly advise against engaging in any transactions where he or his team are involved. Julio represented the seller in my home purchase, and it was a nightmare from start to finish. Despite promising full disclosure and necessary repairs as per our agreement, he failed to uphold his commitments. It has now been over two months since closing escrow, and Julio and his team have persistently avoided my attempts to reach them, let alone fulfill their repair obligations. The property's condition was misrepresented, with critical issues like roofing, electrical faults, and cosmetic damages left unaddressed. The contractors Julio hired were incompetent, resulting in botched electrical and drywall work, improper flooring installations, and shoddy paint jobs that overlooked basic details like gaffers tape left beneath layers of paint. Adding insult to injury, all the new appliances, including a brand new oven, were improperly installed and, in some cases, dysfunctional from day one. On the day of closing, Julio conveniently claimed to be unavailable due to vacation, leaving me no choice but to proceed under false assurances of timely repairs. To exacerbate matters further, Julios team inexplicably withheld keys and the garage fob for my unit for over three weeks, despite receiving them promptly from the seller. This level of negligence and disregard for basic responsibilities is utterly unacceptable. My experience with Julio has been nothing short of a costly disappointment. If you value honesty, professionalism, and your investment, I strongly urge you to avoid any dealings with Julio and his team. Residents of the OC deserve better.

My mother was interested in putting her house in Victorville on the market. We were not familiar with any realtors in the area and decided to take a gamble with Julio even though hes based about 1.5 hours away. Julio and Monica assisted my mother through the entire transaction in Spanish, which made her even more comfortable. They answered her questions and made themselves available.
