Use a Buyer's Agent! It does not cost you anything directly and may actually help you save money in the end. By having someone negotiating on your behalf, you may get the home you want in a competitive market and/or a better deal.

2) What advice would you give a seller trying to sell their home?

Use a very well respected TEAM of agents with an in-house professional photographer, social media expert, marketing department, staging team and transaction coordinators. Backed by a team of lenders, attorneys, trades people, etc. It really makes a difference!
