Joe listed & sold our 2 br condo. A friend recommended him as Joe knows our building well having helped buy & sell several other units. Right away he was attentive, fast-moving & down-to-earth. He wasted no time in bringing in a professional photographer & had our place listed quickly. He also staged 2 open houses. The condo market here was slow this past fall but after 6 weeks we had an offer, we counter-offered & it was accepted. The whole time Joe kept us informed of what was going on & was also easy to contact when we had questions. A week before we were to close the offer fell through. Joe contacted us immediately. He gave us our options...we relisted immediately. This time within a week we had 2 offers (timing!). The whole way through Joe took care of all the little & big issues that popped up. He was professional yet down-to-earth. He has our highest recommendation!

1) What advice would you give a buyer trying to purchase a home?

The biggest hurdle I find with buyers is getting their financials lined up before starting to tour homes. Sellers will not accept offers in my market without a pre-approval letter in hand. In addition, not all lenders are created equally. it's important that we work together to ensure you're pre-approved and ready to write before we search. That way we can write an offer immediately when you find your dream home. I am with you every step of the way and have helped numerous clients get approved for their dream home!

2) What advice would you give a seller trying to sell their home?

It's so critical that we sit down prior to listing and have a consultation. Too many buyer rush into signing a listing agreement without realizing what they're getting into. Not all agents will treat your home the same. I will treat your home the same whether it's worth $100,000 or $10,000,000. When you list your home with me you will receive professional marketing materials, professional pictures, a complete valuation report, and a net sheet estimate so you know exactly where you stand financially. The most common question I'm asked is why my listing sold day 1 for over asking the competition down the street didn't. The answer is very simple; I don't cut corners. I have a proven listing system and it works. Who you hire matters! Make sure you're hiring someone who's professional and doesn't cut corners.

3) What types of clients have you worked with?

I have worked with all types of clients from first time home buyers to clients looking to downsize in retirement.

4) Describe a recent transaction you are fond of. How did it go?

I recently was able to help my best friend and his wife sell their home. They're starting new jobs out of state and while it was a very difficult process to see them move, I was overjoyed and getting their home sold fast and for top dollar. It's always my goal to reduce my clients stress and make the process seamless.
