We were first contacted by John Herreid, Keller Williams Real Estate when we were looking for a realtor to list and sell our house on Church Road in Oreland, PA. We chose John over several others because: We liked his use of technology, especially video in his communications. We felt that he had a superior marketing program, particularly his use of the Internet. We listed the house for sale with John in late May. At the same time, we enlisted his help in finding a new home. We located a house we wanted to buy in Abington, on which there was a competitive offer. Through John's creative inclusion of a price escalation addendum in our offer and his negotiations with the sellers, we were the successful buyers. John guided us through the inspection processes and we had settled all contingencies in short order. At the same time, John and one of his associates at Keller Williams had arranged for the rental of our house in Oreland. Unfortunately, my employer had a cutback and my job was eliminated. At that point in time, John worked with the sellers and the agent for our renters and found ways to undo the agreements he had just finished putting together. He managed to arrange this with no penalties for us. New employment was found in short order and we listed the house again with John in late December for $340,000. In only 20 days we had an agreement for $330,000 (97% of the list price). Average days on market for the township is 66. John guided us through the inspection and negotiation processes and we had a smooth settlement. John also assisted us in the search and selection of our next home at in Downingtown. He negotiated a price that was $9,900 lower than the last list price of $417,900 (98% of the list price when average % of list price is 103%; by that measure, we paid almost $21,000 under the average). The price we paid was also $7,000 less than what appeared to be an identical unit 2 doors away. John also guided us through the inspection and mortgage processes and we had another smooth settlement. John's professional ethics are above reproach. His negotiating skills are excellent. His business and engineering background give him a data driven approach to business which is a big help in making sure that his clients get deals made with attractive terms. I contacted John Herreid about listing my mother's house for sale in September 2018 after my father passed away. The preparation of the house was different in that my mother was in process of moving to Virginia to be close to me and my family. Because of that there was nobody living there to coordinate and supervise the work that John recommended or that was required to reach settlement with the buyers. He volunteered to manage all that work which involved the selection and coordination with contractors to accomplish the following: Remove all wallpaper. Repaint all interior walls and ceilings. Replace all electrical outlets, switches and cover plates. Demolish and remove an outside storage shed. Replace the roof over the garage. Arrange for mold remediation after mold was discovered in some areas of the attic. Arrange for video inspection of the sewer line and for needed repairs. He did all of this at no charge to us. Another of the reasons we selected John for the listing agent was that he presented a very complete and thorough home marketing plan, with an emphasis on Internet marketing. This included an extensive virtual tour, which is present in only 10% of active listings, plus professional photography. The house went on the market on March 15, 2019 for $450,000. In only four days we had a full price offer. 56 days on market before reaching an agreement during this time was the average. Stated differently, John got a completed agreement in under 10% of the time it normally took. Average percent of listing price paid during this time was 96%. John's marketing program and negotiation resulted in an Agreement of Sale for 100% of the listing price. When the buyers did their due diligence inspections, it was found that there was some attic mold, a portion of roof was defective and there were sewer line repairs that were needed. Again, John found contractors to do all of the work. It was all accomplished on time and we had settlement on May 1, 2019. If you have a house to sell, we highly recommend John Herreid. His marketing program delivered exceptional results both in terms of how quickly it sold and for 100% of the listing price. He also demonstrated the willingness and ability to work outside the box and manage a number of contractors to get the job done.
In early 2019, after decades in Pennsylvania, we planned a retirement move to Colorado. John Herreid had been a patient of Doctor Shank's for several years. He had gotten to know him in that capacity and had formed a positive sense of his capabilities and his personal and professional ethics. We selected John to be our listing agent, partially on that basis. We also selected him because we felt his Internet Marketing program and processes were the best in the area. Specifically, as part of his regular service, he provided a virtual property tour (which is present in only 10% of the houses on the market), developed an individual web site just for our house, advertised our house on over 250 real estate web sites and provided professional photography. The house went on the market on February 4 for $650,000. Within 3 days, John's marketing produced 3 competitive offers. All were for less than the listing price. John recommended that he go back to all three agents, tell them that we had 3 similar offers and ask them to submit their best and final 24 hours later. Each of the agents did come back with an increased offer. John then prepared a spreadsheet that summarized all of the offers in an easy to understand framework. One of the offers John negotiated was for the full price of $650,000. We signed the final Agreement of Sale on February 11 which was only 8 days after the house initially went on the market. During this time in Thornbury Township, the average days on market for houses sold was 105. Our house sold 97 days faster than the average. That was important to us as we had an aggressive time schedule in which we wanted to complete our move to Colorado. Also, at that time in our area, the average sales price was 94.4% of the initial listing price. Our house listed for $650,000 which was the price we were hoping to get, and we did. $650,000 was the full listing price. That was 5.6% higher than the average price, which translates to a $36,400 increase over the average sales price. The buyers did the normal home inspections and made some requests. John negotiated with us and the buyers' agent and we quickly agreed on a reasonable credit at settlement. That was good for us, as this put the responsibility for all the arrangements for the repairs on the buyers. Settlement was scheduled for March 22. We wanted to leave for Colorado well before that date. John arranged to represent us at settlement so that we were able to leave when we wanted. John had promised us that settlement would go well, because he would make sure that any possible problems were taken care of well before settlement. It did go smoothly. We got our proceeds check in Colorado a few days, later via wire transfer, It was a smooth transaction from start to finish. The financial results were exactly what we had been hoping for. The negotiations with the buyers to get to settlement were mostly stress free with minimal actual involvement on our parts. If you are thinking of selling your house and want to get the best price that you can, in a short amount of time, and have a strong negotiator on your side, John Herreid has our strong recommendation.
I listed my house with John Herreid because of the results he got when a friend of mine listed and sold with him. Within two days of listing, John secured an agreement for $1,800 over the asking price. The buyer wanted a quick settlement, (10 days) which became even more complicated when I contacted pneumonia and had to enter the hospital. John handled everything and we had a smooth settlement, to include an agreement that let me stay in my house for two months until I was ready to move. We had the pleasure of engaging John to assist us in both buying our current home and selling our former home. In finding our house to buy, John exceeded our expectations at all levels. He is highly attentive to details, attended each and every meeting at the house, inspections with the several different types of inspector's , followed up with us promptly with any questions we had and was the quintessential professional throughout. John was extremely thorough with the sale of our home and has a strong sense of urgency and attention to detail to get the job done right. He sold our home in less than 2 months. I contacted John Herreid about trying to sell my house in March because I wanted to move back to California. This was after the house had been unsuccessfully listed for sale with two other realtors over the previous 12 months. John listed the house at the same price ($300,000) as the previous realtor whose listing expired without a sale. As promised, his marketing program was extensive and effective. He put 25 pictures of my house on the Internet; the other realtors used 21 and 17 respectively. John also developed an extensive virtual tour; neither of the other realtors used a virtual tour. He included information about the extensive upgrades I did which was also not done for the previous listings. He generated extensive Internet exposure through the Keller Williams Listing System which put my house on over 350 separate web sites. That produced over 3,500 property views on Realtor.com; the virtual tour was seen 150 times. John made it a point to stay in touch during the entire process. He called at least once a week and also sent weekly email reports about what was going on with the listing. After the house was on the market for 19 days, we received an offer. Average days on market was about 120. I followed John's recommendations for a counter offer and we arrived at a selling price of $290,500 which was 96.8% of the asking price. Average selling price to list price was only 89% at the time. He also led me through the inspection and conveyancing process to a smooth settlement. John Herreid of Keller Williams Real Estate listed and successfully sold two of our properties. One was our primary home in Glen Mills, Edgemont Township, which we listed in February of 2009. We first met John Herreid when we looked at one of his listings in a 55+ development. We decided that we were interested in the house and asked John if he would represent us if we decided to make an offer. His response was a bit surprising when he told us that his listing contract requires that he represents the sellers and that he was reluctant to be a dual agent (representing both buyer and seller) because it can be a potential conflict of interest. However, he said that if he felt that the agreed to price was fair to both parties, he would be comfortable representing both sides. With that, we agreed to submit an offer, which was accepted. John did feel that we arrived at a fair price and he agreed to represent both sides in the deal. The most difficult phase began after the Home Inspection. A number of unusual and unforeseen issues surfaced which had to be resolved before we felt comfortable going ahead. John led us through these negotiations and after difficult and protracted negotiations, we ultimately reached an agreement with the sellers that allowed us to proceed with the purchase. Whether you are considering selling or buying a house, John has our strong recommendation. His negotiating skills plus honesty and integrity in representing both sides in a difficult transaction were key in getting us into our new house.
I told John that my priority was for a quick sale. We had an offer in six days and a contract in nine. A little luck involved I'm sure, but the superb video tour he created and posted widely and the pricing we agreed to brought immediate action. Equally important, I felt John's integrity in representing my interest was absolute. He advised me to hold out on price concessions, risking an easy deal for him, but at a substantial gain for me.
