Avoid Joe Robb as Your Realtor We regretfully hired Joe Robb to guide us through our first home purchase after being referred by our broker. During our limited time frame, Joes negligence and lack of expertise led to a horrible outcome. Joe knew we had a small 90-day window to buy, but he failed to prioritize our needs. He scheduled an inspection with an apparent friend, without our input, and downplayed significant foundation issues during the inspection. The inspector missed critical problems, including a 12-foot ceiling crack, windows stuck shut due to foundation issues (which we were told were merely painted shut by Joe, and the inspector during the inspection), and many other indoor signs of foundation problems including: doors closing on their own, cracks above window frames, the missed 12 foot long ceiling crack and more. Additionally, the inspector overlooked clear signs of crawl space flooding. All of the walls/wood had flood lines. After moving in, in September 2023, we repeatedly expressed concerns about the foundation cracks again, but Joe dismissed them as normal size and location? via text. Joe stated we could get a foundation inspection if we were concerned still. Something that clearly should have been recommended by him before the purchase. Terrafirmas assessment revealed a crumbling foundation needing $65,000 in repairs, including two helical piers to stabilize it. There is two large (1 3/4 inch) mirror cracks on the right side of the home, that are down to the footings. Furthermore, the foundation inspection showed clear flood lines all over our crawl space, they stated it would flood in winter, and that we needed an $8,000 sump pump installation to address this and prevent further foundation damage. Joe recommended a contractor to us, and supposedly put $1,000 toward the $4500 bill. Joes recommended contractor failed to install a proper sump pump, leading to further damage to our foundation. By December 2023, after the first sump pump failed, we had thousands of gallons of water under our home. It was devastating. The crawl space remained wet all winter, and our home sat on an unstable foundation. Joes lack of support and expertise has left us facing financial ruin and a nightmare living situation. Joe knew we could not afford a fixer upper. Joe recommended a foundation inspection on the first home we looked at- we trusted him and he let us down. To make matters worse, Joe has failed to support us in addressing the blatant non-disclosure of these issues by the seller. We were not informed of any of the problems, and Joe has not helped us navigate this situation or seek recourse. Joes contractor, nor Joe, have contacted us since April regarding fixing the improper sump pump installation. No perimeter lines were dug to direct the water to the sump pump. As a result, we yet again have to figure out how to come up with $8,000 to have Terrafirma do it properly, or our foundation/home will continue to deteriorate. You cant trust Joe, or the people he refers you to. Hes left us with a devastating situation, and an extremely disappointing first home purchase. We strongly advise against hiring Joe Robb as your realtor. His inexperience, failure to prioritize his clients interests, and lack of support in critical situations can lead to devastating financial consequences. We overpaid for a fixer-upper, and our dream home is now a disaster. I cannot in good conscience recommend him as a Realtor. It took us a long time to decide whether to write this review, but we would hate to see another family put into this situation.
