Jim made the whole process quick, easy, and as stress free as buying a home could be. He also helped negotiate a great deal. There was a tree touching the house that was eventually going to be an issue for the foundation and he helped roll the removal of it into the closing agreement.

Jim is an amazing agent. If you are a first time home buyer, like I was, or some with experience Jim is the best agent to assist you. Hes a wealth of knowledge, a great teacher, and someone who knows his craft well enough that no speed bump was able to slow him down. I cannot recommend him enough and I very much look forward to working with him again.

We had a great experience working with Jim Hocking! We are first-time home buyers and Jim took the time to educate us on the buying process and made sure we were comfortable every step of the way. Hes extremely knowledgeable and well-connected within the community. He went the extra mile to make sure we were happy and we ended up with an amazing house, under budget! We will definitely work with Jim again and would highly recommend him for your buying or selling needs.

We worked with Jim Hocking and he was an amazing realtor. He wasn?t just trying to sell a house, he would point out things wrong with the home and give us his opinion which I really appreciated because I felt like he was really looking out for us. I didn?t want just another person trying to make a sale, I wanted someone who actually knew what they were talking about and was looking out for our best interest. He would point out things we didn?t even notice or even give us an estimate of how much it would be to fix something. He made sure to check all the big ticket items like the furnace, water heater, and roof. He was very thorough and informative. Even when we decided on a home, he was good about recommending someone for an inspection and appraisal. We wanted to move because we had been living with my mom for a couple years and felt like it was time. We weren?t sure what we were looking for in a realtor so when Jim reached out to us through Zillow, we gave him a shot. I liked how he made time for us even if it was last minute and he tried to fit in as many showings in the amount of time we had. Working with him was a great experience and I would definitely recommend him to other people looking to buy a home.

Jim was a pleasure to work with from start to finish. He is extremely professional and does a great job communicating. He and his assistant, Devon, never made us feel stupid for any questions we asked in this process and guided us so well along the way. We would definitely recommend him to family friends and would work with him again in the future.

Answered Questions

Do I need to tell my mortgage company if I sell my house?

Yes, you should inform your mortgage company when you decide to sell your house. It is important to communicate with your lender throughout the process for several reasons: Paying off the mortgage: When you sell your home, the proceeds from the sale will typically be used to pay off the remaining balance on your mortgage. Your lender will provide a payoff statement, which outlines the exact amount required to settle the loan, including any accrued interest and fees. Release of lien: Once the mortgage is paid off, the lender will release the lien on your property. This allows the title to be transferred to the new buyer free and clear of any encumbrances. Escrow account: If you have an escrow account for property taxes and insurance premiums, your lender will need to close the account and disburse any remaining funds after the mortgage is paid off. Prorated interest: Mortgage interest is typically paid in arrears, meaning that you pay interest for the previous month. Informing your lender about the sale allows them to calculate the prorated interest due up to the closing date of the transaction. Documentation and coordination: Your lender may need to provide documentation, such as a mortgage statement or loan payoff letter, to the title company or closing attorney handling the transaction. Keeping them informed ensures a smoother closing process. In summary, it is essential to notify your mortgage company when selling your home to ensure a seamless transaction and proper settlement of your loan. Your real estate agent and closing attorney can also help coordinate communication with your lender to facilitate a smooth home-selling experience.

Do you pay taxes when you sell a house?

When selling a house, you may be subject to capital gains tax on the profit made from the sale. However, the IRS provides a tax exclusion for primary residences: single taxpayers can exclude up to $250,000 of gains, while married taxpayers filing jointly can exclude up to $500,000. To qualify, you must have owned and lived in the property as your primary residence for at least two of the five years before the sale. If the profit exceeds the exclusion limit or the property was not your primary residence, you may owe capital gains tax on the amount not excluded.

How do you get rid of an old house smell?

To eliminate old house smell, start by addressing any underlying issues, such as mold, mildew, or moisture problems, and ensure proper ventilation. Thoroughly clean all surfaces, carpets, and upholstery to remove dust, grime, and odor-causing particles. Use air purifiers and natural odor absorbers, like baking soda or charcoal, to neutralize lingering smells. Repaint walls and ceilings with odor-neutralizing paint, and consider replacing old carpets if necessary. Regularly air out your home by opening windows and doors to promote fresh air circulation, helping to maintain a pleasant, odor-free environment.
