You need to go with the Jesse, Jeremy, and the Green House Group! I just bought a house and the GHG team was amazing and helped me every step of the way, from showing me properties to an awesome welcome home kit when I got the keys. Jesse and Bella are excellent on the real estate side and Jeremy and Erin made the loan process understandable and easy. And the office manager Lori was great at tying it all together. I worked with Jesse Ibanez and Craig Sutliff at the GreenHouse Group to buy my first home.They are knowledgeable about the San Diego market, however, missed showings, delayed responses, and contract errors made the home buying process very stressful. What drove me to write this review was their response when I asked if the sellers had initiated a repair I thought was included in my contract. They used phrases like aEURoerevisionist history,aEUR? and asked aEURoeour conversations werent recorded, right?aEUR? and deleted their text messages to me. The issue was that I thought the addendum was an addition to my original repair request. I did not know that the addendum superseded my original repair request. Jesse also said that I must not have read the contract. I did read it, but even if I hadn't, a realtor should discuss the contract with their buyer thoroughly enough so that the buyer isnt confused about what they signed. In fact, I caught several errors on past contracts. For example, I told my realtor I would allow free rent back, as the seller requested, but I noticed it was missing from the offer that was prepared. The seller would not have considered my offer without a rent back. The numerous errors on my contracts and my realtor forgetting about private showings that he scheduled made me question how much effort was put into my home purchase. Furthermore, messages to my realtor were not addressed in a timely manner. 1) I sent my realtor 4 properties I wanted to see that did not have open houses. He replied saying he would look into it. After 4 days passed without any updates, 2 went pending. 2) I told my realtor during a showing that I wanted to make an offer. By the time my realtor was ready to put together the contract, the seller had already accepted another offer. 3) My realtor was out of town during my 7 day inspection contingency period. I asked if I should hold off on communicating until he was back or if I should work with other team members at the office while he was away. I would have been ok with either option because I wanted to be respectful of his time off, but he assured me that he would still be working. When I texted my realtor to discuss the inspection report, he texted me back 5 days later at 8pm saying he was available. At this point we were already a day PAST the contingency deadline. I am not sure why my realtor suggested I put a 7 day inspection contingency in my contract when he knew he would not be working. If I had known, I would have made the contingency 8 days to accommodate his travel plans and avoid upsetting the sellers by missing the deadline. After I provided feedback about these delays, Jesse told me aEURoesome people just have different communication stylesaEUR? I enjoyed working with the mortgage side of the GreenHouse Group, but cant say the same for the realtors. I felt it was dishonest of my realtor to delete his text messages to me and unreasonable to tell me that it is normal to take 4 to 5 days to respond in a hot market like San Diego.
Jesse & the GreenHouse Group are the best. He has the necessary experience, and as a bonus, the heart, to make working together with him and his team a smooth ride. Our home selling experience was nothing short of nerve-wracking as we were in need of perfect timing, and precision, selling our house in one state and buying in another. Jesse and Lori and Nur worked day and night to meet our near-impossible goals and even offered baby and pet sitting during the rocky parts of the home sale experience. At the heart of their company lies a work ethic supported by a strong moral code that extends not just to their clients, but also to the other parties involved. Thank you so much for everything GreenHouse group, we know it wasn't easy, but we are eternally grateful for everything you have done for our family.
My wife and I worked with Jesse, Craig and Dave over at the Green House Group and we have to say, it was one of the best experiences we've had. With such a big purchase, you really want to ensure you have the best team in place. They get our full support in this category. They were amazing!
From the very first contact with Jesse and Craig at GreenHouse Group, I knew we were in going to be okay with our massive move from the East Coast to San Diego. We've had numerous realtors in the past, and were quite frankly blown away by the level of sincere service, thoughtfulness and professionalism of these guys. We first met with Jesse and Craig over Skype and Jesse did a good job clarifying how and why GreenHouse is different from the rest....its a long list. We gave them our preferences for homes and they did not fail at being our ears and eyes on the ground before we moved to SD. After arriving in SD, we had a very small timeframe to buy a house for another of reasons. We put a an offer or two on a house we really wanted that was for going for "short sale". As first time home buyers, we had no clue what we were getting into. Luckily, Jesse wrote the freaking book on short sales (literally!!!) and we were so comfortable with the whole process. Thankfully, the deal did not go through. I say thankfully because Im writing this review from our actual dream home in our dream "hood." Craig used his Jedi mind tricks and was able to finagle a $140,000 price reduction for our house (seriously). Throughout the whole process, Craig's on the spot availability (pretty amazing), patience and support really helped us work out buying our home. I remember Craig stating that he was "shoulder to shoulder" with us and that he was going to fight for everything we wanted. Well, he was exceptionally successful. He also got a home warranty, an amazing consideration when buying a 100 year old house, and has to date, saved us over $20,000 in home repairs (yes!). In brief, if we want to call this review anything of the sort, is the GreenHouse group made us family like family. They were exceptionally patient with our apprehensions, multitudes of questions, and late night questions-Craig and Jesse wrote back almost immediately. I really think that its because they really love their jobs. Its hard to fake that, at least for a long time. When we got the keys to our house, we were inundated with home goodies and other lovely gifts and even had an impromptu little party (an Irish inspired theme...). Almost a year later, we still chat with Jesse and Craig, which really exemplifies the relationship that they promote with their clients. Moving across the country is really hard, buying a house in California is not child's play and this combination was not easy for us as we established ours jobs and settled the family, but GreenHouse Group really assuaged the process. I learned to simply trust that they were going to knock it out of the park. Thanks guys. We will be calling you all up for your services if we ever decide to sell our lovely dream house.
Best advice I can give if you're trying to sell or buy a home: Stop your search now. Call Jesse at the GreenHouse Group. All of your real estate problems solved. We were looking to sell our home and use the proceeds to buy a new home in Point Loma. This caused us a lot of anxiety. What would we have to sacrifice to make this happen? Would we have to move multiple times? Would we have to sell at a bargain price? Would we have to overpay on the house we purchased or buy something that we didn't love? Something had to give.... I'm here to tell you that we got EVERYTHING WE WANTED and gave up nothing strictly due to the fact that we went with the GreenHouse Group. We listed our house significantly over what I thought we could get for it and ended up selling it for significantly over list price! We got a 30-day rent back so we didn't have to move out until 30 days after it sold. We got a fantastic deal on our perfect home that we purchased despite significant competition and several other offers. We closed on our new home and moved in with time to spare meaning we did all this and only had to move once! There were SO MANY THINGS that could have gone wrong and yet seemingly, with the GreenHouse Group, everything just went right - literally everything. We are so thankful to Jesse and his AMAZING team: Craig (our primary buyer's agent) represented us masterfully and ensured we got the right home at the right price at the right time. Renata made our house look amazing to help it sell for over list price - I still remember coming home from work to see it staged for the first time and our home looked so good, it almost made me not want to sell it anymore! And of course Jesse, the mastermind behind it all, who received way too many of my text messages. Beyond ensuring we got the maximum amount we could get for our house, he was the glue that held it all together - he talked us off the ledge when we needed it; he provided us the honest truth even when at times it was hard to hear; he was responsive, a natural negotiator and ultimately I felt that he (and the whole team) truly wanted the best for me and my family. In the end, there is no doubt that the decision to go with the GreenHouse Group truly was the absolute best decision for my family.
Jesse and his team at The GreenHouse Group helped me sell my home. But when I say 'helped', that is in fact a gross understatement. Jesse and his phenomenal team were pivotal in making the sale of my home even possible. I had a very unique property and certain elements of this sale turned out to be rather complex. Jesse was by my side the entire time. He kept me posted at every turn; detailed e-mails and phone conversations were constant throughout the process. If an issue came up, a solution was already in the works. This particular deal required a HUGE amount of problem solving in areas I was not familiar with, yet everything was explained to me in great detail and decisions were made as a team. I was truly amazed at the pace he and his team worked at. I can only put that down to the years of experience they have and level of efficiency at which they operate. I must say, reflecting on this deal, what I appreciate the most was that throughout the entire process, there was always a can-do attitude. I would absolutely consider Jesse not only the person who did everything he could to help me sell my home, but a friend.
