Don't just look at recently sold "comps" to determine your asking price. You need to also look at recent market activity and your target market's purchasing profile and habits. You need to ask if your home qualify for all financing products? Are there minor things you can do to your home to make sure the largest pool of potential buyers is exposed to the home and can purchase it?
I have worked with just about every sort of client out there in the 15 years I have been a licensed agent. I have worked not only worked with first time home buyers, move up buyers, and investors, I have also represented institutions, estates, trusts, commercial transactions, 1031 exchange transactions, and I have even represented other real estate agents.
There was a townhome in Woodbury (7704 Steepleview) in a community where all the units were similar. Neighboring units sold for $237,000-$239,000 when the owner of the home interviewed me. Other realtors told him that his home is worth around $240,000. My analysis showed that the home can be worth as much as $270,000 but that the only thing stopping us from selling it for that much was that it may not appraise. I was able to sell it for $256,000 off market and I worked with the appraiser to make sure it appraised. I literally proved that I can sell a home for significantly more than what my competitors can sell a home for.
I needed hours to sit for the CPA exam and getting my real estate license would help me earn those hours. In addition, I was interested in learning more about real estate.
I have an accounting and analytical background. I'm pretty good with Microsoft Excel and analyzing properties. I subscribe to information services that other real estate agents won't shell out the money to subscribe to. While I am not a CPA, I'm qualified to sit for the examination.
