It is rare for me to find the five-star rating system insufficient for reviewing an individual or a business, but that is the case here. Jared's expertise and level of professionalism cannot be easily overstated. In the 35 days or so that we worked with Jared--from the time we expressed interest in the house to the time we closed on it--there was not a single moment that we felt "in the dark." His level of communication was unrivaled and actually inspired me to be more communicative with my clients in my own workplace. Everything was explained and re-explained with utmost courtesy and patience along the way. It is a marvel that someone can remain so friendly and unbothered when most of his day is comprised of hearing the same kinds of questions over and over again. Sometimes the best way to review a person or business is to consider the adjectives that best describe them and/or the services provided. Here are a few adjectives that describe Jared as a realtor: --Accessible: In the entire 35-day process, there was never a moment in which we sensed that Jared was unreachable. Not only was he able to text us back quickly when we needed a prompt answer (or even when we had simple and comparatively insignificant questions), but he was also more than willing to accommodate us on the weekends; two times during the process, he met us at his office after we left church on Sunday afternoon. He was always available to us. Even when we met the notary public to sign our closing documents, Jared surprised us by showing up and sitting with us to make sure he was available to address any uncertainties. --Communicative: As I mentioned above, we were never in the dark while working with Jared. We always felt that he was one step ahead of our mortgage broker and two steps ahead of us. There were several times when we would wonder something, and as if he were reading our minds, Jared would text us something that addressed our thoughts before we could materialize them! It is clear that he knows the questions and concerns of new homebuyers and is always considering how he might remove as much "guess-work" as possible. Jared held our hands every step of the way, keeping us apprised of the latest developments. He also called the selling agent and our mortgage broker multiple times and relayed the details of these conversations to us. --Knowledgeable: Jared's knowledge of the industry is vast, encompassing real estate and anything that the industry touches. He was always happy to pass along his knowledge to us. As my wife explains it, Jared essentially gave us a crash course on real estate in just one month, and now we know far more than we ever thought we would know (and probably even more than we wanted to know). Everything was explained thoroughly to us, especially the multi-page documents that appeared quite intimidating. Jared's willingness to make known the unknown reduced the fear factor considerably. --Personable: Jared was amiable, humorous, thoughtful, and a good listener from day one to day 35 and beyond. This really went a long way and made the process much more bearable. We never felt as though we were working with a robot or a grouch; Jared was always energetic, friendly, and optimistic, and his excitement for us made us all the more excited to buy our house. --Professional: Jared's respectful demeanor (both toward us and toward the mortgage company that were unfortunately responsible for bringing about a couple of delays on contingency removal) was always evident. When he communicated with us and our mortgage broker, he was always swift to thank the team for their prompt answers. Politeness and professionalism go hand in hand, and regardless of whom Jared communicated with along the way, he invariably exhibited the highest decorum. I cannot hide the fact that I am Jared's cousin, but it was obvious that I did not receive special treatment (just look at Jared's numerous scintillating reviews). I am confident he would give the same level of customer service to any client. My wife and I have never worked with another realtor, and we probably will never need to look for another realtor. We truly believe that Jared is the best there is.

Hi Trudie. You can absolutely make a cash offer on a property. Depending on your local market, a seller may be willing to negotiate on the price. I would highly recommend you talk with a local licensed REALTOR for the best advice.

Is the down payment different in different states?

Hi Noah. I highly recommend you speaking with a licensed lender. They can guide you on the needed down payments for different loan programs. Buying in other states MAY require higher down payment as the lender might deem the purchase as an investment purchase.

Is it cheaper to buy a repossessed house ?

Hi Trudie. I would suggest talking with a local licensed REALTOR. Here in California, someone can buy a home that is at auction due to foreclosure or they can purchase it once the bank takes official ownership. I have many years of REO experience, in the past banks have hired local REALTORs to list the homes and sell them as if it was a traditional sale. Some banks will have formal appraisals done to determine the value or they will ask for a BPO (broker price opinion) to determine the value. More times than not, the home is sold nearish market value. There is always a chance for a "deal" though! Hope that helps!

How much money do you need to buy a house in California?

Hi Charity. Most buyers would be shocked at the little money needed for a down payment. There are also down payment assistance programs that can help with your down payment & closing costs.
