James will work with you EVEN when you have NO IDEA of where to START..That was my case..I lived in Fort Sam Houston for 3 years and didnt know much about the area outside (hermit me)..He was SO patient, making appointments and showing me properties even over my budget, outside of the mileage I wanted to stay within, houses I found doing my own snooping with the application, in my Robocop boot as I was recovering from foot surgery etc, etc. We women want to shop around and MAYBE negotiate, well he was there every step of the way even stopping on the way to places in developments/neighborhoods that I had not seen in my research or knew about in our drives to places...He is retired military so he plans, plots maps, is always on time and after he knows you a bit he will tell you or make market studies of properties that are a good fit. But to me the most important of all PATIENCE. He will do great if you know what you want and are in a timeline and he will also work wonders if you have time to look and shop around.
