A much needed and refreshing change is being provided to the 100 year old Real Estate Industry! Hello, my name is James Land, founder of Real Estate Innovators Professional Choice(TM). Within a very short time at the start of my real estate career I quickly learned about the broken industry and knew that something needed to change. I'd love to discuss this innovative program that a handful of local professional Real Estate agents have been excited to join in order to provide a superior service from the vast majority of the traditional REALTORS in the area which many are Part-Time. This program is for highly qualified Full-Time real estate agents that utilize our All-In Invested Approach(TM) which means we will typically spend at least three to four times more than a traditional REALTOR spends on marketing your home. Our seller and buyer commitments help get your home sold in your time frame and find the right home at the right price that works for you. With our All-In Invested Approach(TM) we spend more money and more time in doing the necessary things to help your home sell for more money and with the least amount of stress on you. I advise all of my clients that if it doesn't work for you, we just don't do it and that goes for our buyers too. We work on your time frame as we understand that this is a big decision and it is not to be taken lightly. 1) What advice would you give a buyer trying to purchase a home?
Call several lenders to get the best possible loan option that you can. Work on having your credit in the best place possible. Think long term and resale, don't just buy a home to get into a home. Get the home inspected and ask for repairs that are important for you.
2) What advice would you give a seller trying to sell their home?
In order to get the BEST price for your home and to achieve a faster sale, your home needs to be in the BEST condition. I highly recommend and provide a staging consultation free of charge to ensure your home is show ready.
3) What types of clients have you worked with?
I've worked with a variety of sellers and buyers on a wide range of prices. I take the time to get to know my clients needs and find out what's important to them and their family. I want to ensure I am looking out for their best interest while achieving their goals.
4) Describe a recent transaction you are fond of. How did it go?
I recently had a client who was having health issues and looking to downsize into an apartment that had a time sensitive move in date, which she was on a waiting list for. She was needing to have a place that didn't require as much maintenance. She also had an amount that she was needing to walk away with. By providing a professional staging consultation to get her home show ready, my marketing approach, and pricing it right, we had an offer on her home within 3 days that we worked through and accepted. We ended up making everything work out to where she walked away with what she was looking to net and were able to get her into her apartment within the time frame she needed. It was a pleasure helping her through this and I am glad she is in a place that works for her.
5) How did you get started in Real Estate?
I've bought and sold numerous homes for our family and loved the excitement and process. I've had a few people talk to me about getting into it and the more I started looking into it, the more I knew this was what I wanted to do. Moving brings a lot of changes for families and if you're wanting to make sure everything goes smooth while protecting the biggest financial asset that you have or will acquire, then you're just like me.
Whether you're relocating to a different city or moving across town, there are a number of things that need to be worked through in order for this process to be smooth and seamless. As your local real estate expert, my job is to help you manage the entire process of the sale of your home and help avoid any pitfalls that may arise.
