Congratulations on starting to achieve your real estate goals. My advice to you would be to have a clear goal of what you want and why and interview to find a great Realtor who is committed to listen and understand your wants and needs, guides you through the process and provides the service and communication through the whole home buying process. This will be a 30-90 day process so be willing to spend some "focus time" so you can reap the rewards of owning your own home.

My advice to a seller would be to plan early and plan ahead so you will know the market, understand the sales process, and be ready to sell and achieve your real estate goals, which often includes your next step if you want another home or investment. Are you in a position to invest in your home to net the best price and terms? What is your ability to prepare the home for sale and do you need and proven service providers? Contact an agent with a proven track record who should create a selling strategy and plan you can rely on. The National Association of Realtors say that the number one issue for sellers is that the agent does not communicate once they get the listing. I will communicate weekly if not more to insure your success and being up to date. Discuss all aspects of the sales transaction with your professional before doing any further improvements to get the best return on your investment and to make sure you get what you want. The professional can often provide many different options and solutions to achieve your stated goals.

Recent sales activity: SELLER: I was referred by one of my great clients to represent a wonderful couple who wanted to sell their San Jose townhouse and purchase another Santa Clara townhouse closer to their work. We prepared the home to maximize interest and value, hired a professional photographer to make the home sparkle, and we sold it with multiple offers. BUYER: As purchasing a home is likely to be one of your largest financial decisions, I like to meet with my clients with a "Buyer strategy consultation" and this allows the buyer to get to know me and I get to know what the buyer wants so I can help them make it happen. One such buyer came in to buy a home and we reviewed their wants, showed them what they could get for their preapproved loan financing and they were so ecstatic.
