1) What advice would you give a buyer trying to purchase a home?
Congratulations on starting to achieve your real estate goals. My advice to you would be to have a clear goal of what you want and why and interview to find a great Realtor who is committed to listen and understand your wants and needs, guides you through the process and provides the service and communication through the whole home buying process. This will be a 30-90 day process so be willing to spend some "focus time" so you can reap the rewards of owning your own home.
2) What advice would you give a seller trying to sell their home?
My advice to a seller would be to plan early and plan ahead so you will know the market, understand the sales process, and be ready to sell and achieve your real estate goals, which often includes your next step if you want another home or investment. Are you in a position to invest in your home to net the best price and terms? What is your ability to prepare the home for sale and do you need and proven service providers? Contact an agent with a proven track record who should create a selling strategy and plan you can rely on. The National Association of Realtors say that the number one issue for sellers is that the agent does not communicate once they get the listing. I will communicate weekly if not more to insure your success and being up to date. Discuss all aspects of the sales transaction with your professional before doing any further improvements to get the best return on your investment and to make sure you get what you want. The professional can often provide many different options and solutions to achieve your stated goals.
3) What types of clients have you worked with?
Big and small, I have done them all here in Silicon Valley, and with over 30 years of proven track record and experience, I am confident I can provide you with the professional care and service you deserve. My focus on the West and South Santa Clara County helping my clients sell, purchase or invest. Silicon Valley is a "melting pot" and I believe my background will be an asset as you make your move.
4) Describe a recent transaction you are fond of. How did it go?
Recent sales activity:
SELLER: I was referred by one of my great clients to represent a wonderful couple who wanted to sell their San Jose townhouse and purchase another Santa Clara townhouse closer to their work. We prepared the home to maximize interest and value, hired a professional photographer to make the home sparkle, and we sold it with multiple offers. I pride myself to negotiate the best price and terms and we negotiated favorable terms and monitor the transaction so it closes smoothly and manage the process so my clients have certainty and peace of mind. Now the clients are in the process or purchasing.
BUYER: As purchasing a home is likely to be one of your largest financial decisions, I like to meet with my clients with a "Buyer strategy consultation" and this allows the buyer to get to know me and I get to know what the buyer wants so I can help them make it happen. One such buyer came in to buy a home and we reviewed their wants, showed them what they could get for their preapproved loan financing and they were so ecstatic. They were grateful I took the time to really understand their needs and show them what is possible. In the end, they purchased a wonderful four bedroom Sunnyvale home and love their neighborhood, schools and lifestyle. I love happy endings and yet, at the same time, I will be here throughout the process to get the job done.
5) How did you get started in Real Estate?
My education is in accounting and economics and after starting a family horticulture business in Morgan Hill, my friend invited me to work with his independent real estate and finance office. I started doing loans so I got to know the process well. I really enjoy helping clients achieve their real estate goals. I take pride to find out what my clients want, educate them about the process, and represent them with the professional care and service they deserve. This business often requires multiple skills for success including counseling, teaching, communication, negotiation, and finances, to name a few, and I am excited and inspired to help you with your real estate plans.
6) Do you have any special education or training that will benefit your clients?
I have been a business owner and manager with over 20 employees so I know what it takes to make sound decisions and get the best results. My college education is business administration, accounting and economics. I am a strong proponent of continuing to learn in this business because it changes constantly. Unfortunately, most agents do not stay in the business because of lack of production and skillset, and I invest in myself and my clients' success by being coached by the Mike Ferry Organization, one of the most respected sales training organizations in real estate since 2000. I also hold several designations including a Certified Real Estate Specialist (CRS), Accredited Buyer Representative (ABR), Certified Probate Real Estate Specialist (CPRES) and Senior Real Estate Specialist (SRES). Not all Realtors are the same so compare the difference.
