Become prequalified first, be flexible with hours available to view property as the market is tight. Be able to go over asking price if needed, be able to fix a few things on your own.

Put in best saleable condition possible so items don't come up on building inspection. Be willing to negotiate for quick, hasslefree closing, don't try to hold onto every last dollar. It's not worth the aggrivation.
