This is the second time Hong helped us on home purchase. Hong was helping us to buy a condo this time. Hong is incredible knowledgeable about the market, she took extra time to learn the HOA documentations to help us to understand the benefits, limitations, risks and other pros and cons before we submit the offer. Hong also has extremely strong communication skills, she negotiated with the seller and got us a perfect deal. When Hong was learning the HOA documentations for us, she also realized that there were some limitations on the HOA of this condo, and the loan progress might be harder than usual. Then Hong tried to call all the lenders and brokers on her list one by one to help us pre-filtered those cancidates to see which lender could make the loan happen -- that saved a lot of time for us. Overall, I am deeply dissatisfied with the service provided by Hao. I enlisted Hao to sell my townhouse in Ballard, choosing him over multiple agents despite his commission fee being $5,000 higher. My decision was based on two factors: 1) the price estimate he provided was the highest, approximately $1.15M, which was $100,000 above other agents estimates, and 2) his perfect reviews on Zillow. In hindsight, this was a mistake. It took 4 months to sell my townhouse, and the final sale price was $1.05MaEUR"closer to the estimates provided by the other agents. Throughout the process, there were several issues that compounded my frustration: Lack of Effort in Marketing the Property: Hao's team refused to provide open house services and instead pressured me to drastically lower the asking price. I believe the house could have sold at a better price if his team had been more proactive and less focused on pushing for a quick sale. Poor Communication: Hao was not very responsive. His replies were often brief, lacked explanations, and updates were only provided when I explicitly asked for them. Insufficient Negotiation Efforts: When a potential buyer expressed interest, Hao did not make a counteroffer to negotiate a higher price. The final sale price was only increased by $10,000 after I insisted strongly on pushing for more. The only positive aspect of Haos service was the professional house refresh and photography arranged by his team. However, this alone does not justify the overall poor experience and lack of support I received throughout the process.
