AVOID Hal Patterson and his wife who is also a realtor. Hal is dishonest, unprofessional and incompetent. I told him I wanted to buy a move-in ready house only. They tried to talk me out of hiring inspection in every offer I made - an extremely unethical and unprofessional move. Hal claimed he has "decades" of experiences in both realtoring and construction, and yet he did not even point out the fact that major parts of the house was obvious add-on with poor quality control after I asked him about the reason of the sliding ceiling in the middle part of the house. He did not pointed out the restroom had serious water leak seen from the sunken peripheries of the walk-in shower and the sunken ground in front of the shower - a detail that can be easily detected by an experienced realtor/construction worker. Hal tried to make me over-offer every time I made an offer. He always denied my offering price suggestion and tried to make a premium on top of it. He did NOT have my economic interest in mind other than his own commission. He cannot cope with basic modern technologies. He could not follow the basic instructions of the escrow company and I had to personally deal with the escrow. He made countless mistakes in every contract he drafted. He over-calculated my escrow fee and thank God that I corrected him. His market research was worse than mine. I could find more houses that suited me than he could. You are better off to talk directly to the seller agent or seller and save yourself some commission than hiring Hal Patterson or his wife as your buyer agent. It's not only a waste of money, but also a harmful endeavor that would corrupt your judgment and bring you endless trouble in money, health and time.
