I am Gordon Campbell, a full time REALTOR(R) and Naples resident. 1) What advice would you give a buyer trying to purchase a home?
Learn the neighborhood features, HOA/Condo rules if applicable, schools if appropriate and demand a completed seller's disclosure. If you have kids, check the area offender list. If financing, use a local lender and find an agent you can trust for references on inspectors, lenders, tradesmen and service people.
2) What advice would you give a seller trying to sell their home?
A great online presentation is key. That means professional photography (no bad cell phone pics), proper arrangement/staging, cosmetic improvements, a shareable website just for the property and paid exposure beyond just the local MLS. Then very importantly, understand the market and best local comps so you sell quickly and at a strong price rather than languishing as an over priced property which ultimately invites low ball offers.
3) What types of clients have you worked with?
Our clients literally range from first time home buyers to investors, vacation home owners and primary residents. We do business all across town covering all residential property types and have no minimum or maximum price point.
4) Describe a recent transaction you are fond of. How did it go?
We recently listed a property and in typical form blitzed the market with digital advertising, direct mail and open houses promoted locally and nationally to our database of buyers. Within 2 weeks we received 3 offers and negotiated a contract with both the highest price and best terms. Representing buyers, we just had several different clients from out of state purchase their first home in Naples for retirement. They were educated, confident and ultimately thrilled with their purchase.
5) How did you get started in Real Estate?
Real Estate is a second career for me. I spent over 25 years managing an equity portfolio for a top investment firm before relocating to Florida from New Jersey. I think my understanding of markets, pricing and human psychology is very helpful.
6) Do you have any special education or training that will benefit your clients?
Realtors all do a lot of continuing education. The most important designation I have is that of Certified Negotiation Expert and that's the one skill that can keep/put money in the client's pocket.
