This will help put you in the desired areas, with the desired criteria. Also, be prepared with your pre-approval from you lender. That way, when you find your dream home, we can present an offer right away, instead of waiting for the pre-approval process after. Keep in mind, in this market, a few day could cost you a home.

Beat the competition with condition! Make sure your home is in the best possible condition to be sold in. Be realistic when it comes to pricing, and make the property easily accessible. You don't want that buyer to get away just because no one was home to open the door at 5. When opportunity knocks, we must answer. Staging your home is optional, but the better it looks, the more comfortable most people will be. Get one of the seller duties, such as Termite Inspection, out of the way, prior to receiving an offer. A clear report is one more asset to an interested buyer.

She was ecstatic! It was a smooth transaction, and we closed prior to 30 days. I felt privileged to be a part of her first home buying experience! Those are my favorite ones! She and I remain friend to this day, and she has referred me to her family and friends.
