It is disheartening to see Francesco degraded so much. He was a perfectionist and sold my former waterfront condo several years ago at record price in the building in terms of price and per square feet price. When I decided to sell my former residence waterfront condo that was rented this time, I did not hesitate to ask Francesco to help evaluate the situation. Out of my surprise, he advised to list the unit when it was still occupied. I signed him to sell my unit out of trust but the result is quite a disappointment: (1) On the commission fee, Francesco said it would be 5% total commission. I found out right before I decided to fire him that I had signed for 5.5%. This was a breach of trust. (2) After I signed the paper work and the property was listed, it became difficulty to reach Francesco. A lot of time I got aEURoeCan I call you lateraEUR? or aEURoeIn a meetingaEUR? when I called him. If I did not keep calling him the next few days, I may not hear from him at all. (3) It was a mess trying to sell with the unit occupied by my tenant. It was bewildering how Francesco made this kind of judgement to sell the unit before the tenant moved out. (4) One month before the tenant moved out, Francesco wanted to lower the asking price by $50K so that there were be aEURoea lot of biddingaEUR?. I was confused. Shouldnt we wait after the tenant moved out to make any decision? I still believed in Francesco magics and followed his advice. (5) Finally, Francesco schedule an open house 3 weeks before the tenant moved out. I came to meet a kitchen contractor Francesco brought in to discuss the renovation. I was startled to find out that the unit was out of shape. The floor and the ceiling were ruined by the tenant. I could not believe Francesco could list the property in this way. The contractor was to paint the apartment and has nothing to do with renovation. At this point, I lost faith in Francesco. He was not whom I assumed he should be. I demanded an unconditional withdraw. (6) Francesco and his manager temporary delisted the property and came back with an offer about 200 thousand dollars less than his original estimate of market values. He and his partners tried hard to convince me the low-ball offer was good enough. I told them they put their interest above mine and should not represent me anymore. (7) The tenant moved out and I was preparing for the renovation. Francesco called. The buyer with a low-ball offer wanted to see the apartment again. I asked if the buy could raise the offer to meet my expectation. He restated that offer was good enough. I was disgusted. I told Francesco that he was no longer my broker; I could sell that price by myself without paying broker fees; if he did not want to release the listing, I will wait out the contract period I signed with him; he was welcome back as a buyers agent when the property was relisted by someone else.
