1) What advice would you give a buyer trying to purchase a home?
Put away the amount of a PITI payment (mortgage payment, taxes and insurance) every month for at least 6 months before buying a home just to get used to paying that amount. Then find an agent you trust and like who has experience. Don't hire a novice, let them make mistakes on somebody other than you.
2) What advice would you give a seller trying to sell their home?
Ignore the agent with the lowest commission and highest sales price and go for experience. Prepare to pay for the best because the best agent will net you more than a cheap agent.
3) What types of clients have you worked with?
I do not discriminate based on sales price or any other factor. My clients range from a single mom who needs to sell a $30,000 condo to those buying or selling a $2 million home.
4) Describe a recent transaction you are fond of. How did it go?
My last transaction was a home in Carmichael. The seller interviewed 3 agents. Two "neighborhood specialists" told him his home was worth $650K. Because of my focus on listings and sole dedication in my practice to sellers, I arrived at a price of $750K and sold it in 4 days for that amount.
5) How did you get started in Real Estate?
I worked at First American Title in Colorado as a title searcher in 1974. When I moved to California in 1976, I became an escrow officer. A few years later, interest rates were 18% and transactions were falling apart. I helped agents piece together their failing escrows with creative financing instruments. I earned $300. They made $10,000. I did the math and got a broker's license.
6) Do you have any special education or training that will benefit your clients?
Well, my escrow and title background is something most agents don't have, and it has served me well. I also ask questions and listen, am patient, and truly focus on what is best for my sellers. I also do not work with buyers. My team members perform that function.
