1) What advice would you give a buyer trying to purchase a home?
Northern Virginia from Arlington to Fredericksburg and Warrenton are very competitive markets for buyers. With low housing inventories for available homes it's important for buyers to prepare themselves to pay closing costs, and consider removing contingencies when possible to make offers competitive against multi-offer situations.
2) What advice would you give a seller trying to sell their home?
You can get above the fair market asking price if your home is updated and upgraded and free of future projects for future buyers. Prepare your home for sale to showcase it. You will be rewarded.
3) What types of clients have you worked with?
The areas I service bring a lot of military, government and corporate transferees. As a full-time agent I work with anyone who needs advice and knowledge to buy their first home to helping homeowners sell their estate homes. I'm a lifetime resident of the region. I take a lot of pride in finding the right community for my clients.
4) Describe a recent transaction you are fond of. How did it go?
Single-family home in Manassas. My childhood neighbors. Listed for $400,000. Built in 1961 and listed for sale without a single upgrade or renovation since it was built. I believed we would receive multiple offers driving the price up to $425,000. We received an all cash offer for $440,000. The contract had no contingencies. The sale allowed the widowed owner the necessary funding to live in an assisted living facility close to family. There were 50 showings in 3 days with 15 contract offers.
5) How did you get started in Real Estate?
I was working as a patrol supervisor for the Prince William County Police Department. When our kids became old enough to be in school my wife Maryanne became a Realtor. Within 2-years she had more business than she could handle. So I left police work, became a real estate team with my wife, and was able to put all 3 children through college. I still look forward to the next client.
6) Do you have any special education or training that will benefit your clients?
I've handled any problem a home buyer or seller could encounter along the way to selling more than 1,000 homes. I've worked for builders, I've built homes, and I know what to look for in the structural integrity of homes. I receive a lot of training to maintain my license. But the best education is representing my clients while troubleshooting contract issues.
