Did Not Deliver as PromisedWe selected Doug Erdy for the sale of our home on Lake Houston based his lake home sales experience, his representation of having exclusive agreements with companies for relocation buyers, and his commitment to handle the sale personally including support for, and attendance at, closing. He felt we should list for $750k, and target getting $700k on the sale.While we achieved the lower end target price, there were a number of issues:1) We were not occupying the home during the sale, and the two times the house was checked after showing, the alarm was not set.2) I repeatedly told Doug wed like to meet with the future owners before to go over details about the home that would be helpful to them. Doug said he had offered several times and was declined. While finishing packing, the buyers arrived with the buyers agent to do a aEURoehome walkthroughaEUR?. Agent showed me the text with Doug arranging time. Doug never arrived or responded to questions about the walkthrough.3) During the walkthrough, the buyer noticed the survey markers in the back yard and asked about them. I explained that the actual ~10k sqft property line ended there, but there was another ~8k sqft behind it that was city of Houston unused easement, so effectively part of the property. I had asked Doug how he would market this key feature, and was assured he would. The buyers told me they thought the property felt bigger than the ~10k sqft listed and were surprised to learn this. This feature alone should have helped increase our sales value if marketed properly.4) After we had accepted the $700k offer ($50k below asking), there was a flyer sent around the neighborhood with a picture of our house and the aEURoeThe Doug Erdy GroupaEUR? logo on it that read, aEURoeSold in 2 days over asking price with multiple offers.aEUR?5) The closing was on a Monday, and when about to leave to the closing I received an email from Doug saying, aEURoeMorning Dave. My flight was canceled last night so Iam returning this am however will be in the air during closing. I have reviewed all the docs and will review again today but I will not make the in person closing.aEUR? I tried to follow up, as I had not seen any documents other than the settlement statement, but that email was the last communication I ever had with Doug.Doug made a lot of profit on the sale of our high value home, but did not deliver a commensurate service. Most importantly, given the hot market, a good agent should have achieved a higher sales price. Id suggest finding another agent.

Doug has sold two homes for my family in the Summerwood & Humble area and both times with a quick turn around (with the list of contacts he has we had showings scheduled even before he could post photos or put the sign up) he works for his clients as if he were selling his own home, great person to work with and he also helped to find us a new home; meeting our expectations to the fullest. We loved the fact that we didn't have to chase him down to get updates, he gets to work fast and gets the job done!
Doug Erdy made our home buying experience easy and worry free. We have absolutely no complaints. He really knows the area and is very service oriented. He has many contacts such as mortgage brokers, inspectors, etc who are also very service oriented. If you are looking for a realtor he is the right choice.
Doug knows the Walden area inside and out. Walden is a subdivision of Humble/Atascocita and it is near Lake Houston. With an area as large as Houston, you need someone who specializes in a certain area. I don't care for agents who claim to know the whole city of Houston becuase I really don't think it's possible. I find an area that I want to live in and I get an agent that knows that area. I wanted to live in the Humble/Kingwood/Atascocita area and I found Doug to be the man for the job. It's been four years now since I've lived in my home, and I am very happy with the choice. Thanks Doug.
