I'm sure that you've heard stories of buyers making 4, 9, 14, & upwards of 20+ offers; losing out on what they hoped to be their future home to offers several thousand over the listing price. As a home buyer, we encourage you to plan & prepare; your strategy to be a competitive buyer, in any market, is to engage a lender (at least 3) & initiate the pre-approval process as soon as possible. DO NOT WAIT!! Even with rising interest rates (which are normalizing), to position yourself as a competitive, being pre-approved will be invaluable. Also, being pre-approved can help reduce the closing time by up to 7 days; and, at times a quicker closing can give you a competitive edge. But, keep in mind, that not every seller needs/wants to close quickly; so, flexibility can provide you just as competitive an edge. There's so much more advice to offer, but the key is don't loose hope. We have an average of 1 offer accepted to every 3 offers submitted (even in the last 2 years in one of the "hottest" real estate markets in history.
