I would never put a for sale by owner sign in the yard first. Top reason is a top agent can possibly get you more for your property. Once the neighbors know your asking price it is almost impossible to ask more to cover a realtor fee or get you more if you have underpriced to begin with. Also declutter home as much as you can to make it look larger & neater. Realtors are not paid unless they sell your home so all advertising would be free so they have no reason to list it if they didn't think it would sell.
