We required our pricing to be above where the local sales comparables had sold for because we had invested considerable expense into the home that does not show up on a local comp report. Tony provided us true, honest feedback and was really a strategic partner in our quest to yield the highest price. Our home was on the market for 50 days total and during that time, Tony and his team generated 5 offers. He created a competitive environment from buyers which the brought the demand up and increased the price. We went under contract at FULL list price and closed shortly thereafter.There were also two additional specific unique elements that Tony successfully negotiated for us. First, he ensured that the buyer waives their appraisal contingency, which was a concern for us due to the uniqueness of our home and the pricing we achieved.
