Deni was by far the most honest professional, hard-working real estate person I have ever worked with (and I have work with many over the years) She is as honest as a real estate agent can be almost to a fault. Danny knows the real estate market better than anyone. I know she knows when to start when to stop when to say yes and went to say no.. she represented us in every deal like she was our partner. I actually walked away from DiehlaEUR~s that she did not feel were good for me. In addition to knowing what your house is worth, she also has an amazing flair for decorating photography and staging. At one point, we were perplexed on who to use to solve some plumbing electrical and code issues.Within one day she knew exactly who to call and the problems got solved. Please do yourself a favor look no further and higher Denitza you will not be sorry! I could go on and on here, but my typing skills are extremely poor Good luck with one of the biggest purchases you will ever make. Honesty goes a long way in this process!

Shocking as it is these days to see someone with literally 100% five-star reviews, I'm not at all surprised in the case of Deni. She helped me and my wife get into our first-ever house, which we love, but (in a sort of real-estate paradox) the vast majority of our time together was spent looking at houses we -didn't- end up buying. And that stretch of time aEUR" I won't say how much, or how many houses! aEUR" constituted a veritable apprenticeship, under Deni's tutelage, in owning a home. Every time we toured a house, Deni would point out a dozen things I hadn't noticed, and for every potential problem, she offered two or three solutions. (And the next time we explored a house, I'd try to reinforce that knowledge: "Ah, a high-efficiency furnace, right, Deni?" "That's right! You're learning!") That said, she always took into account our lack of experience, and she never hesitated to let us know if she thought a certain house would be too much for first-time homeowners. I'm sure I haven't retained all that knowledge (I shoulda been taking notes!), but the important thing is that her insight was always helping us decide, then and there, whether make an offer. She got to know us and our respective preferences quite well, and we got to know her too. Really, by the end, it felt like a genuine friendship. There's so much more I could say (about Deni's kindness, considerateness, knowledgeability, organization, communicativeness, business smarts, integrity, etc.), but I'll end by simply echoing every glowing review here. Deni is everything described in those reviews and more!

It was our first time buying a home and we felt like we developed a personal relationship with Denitza. She was kind, personable and worked with us every step of the way. She assured us that we would find our forever home. And we did. She truly is a great person and real estate agent. She always answered any questions we may have had. And we always had questions. She truly is a great agent and a wonderful person.

Deni was professional with all parties we worked with, patient in dealing with me, and most importantly, trust-worthy when it came to representing my interests. I was a bit paranoid working with a realtor knowing that they might only be interested in making a quick sale/commission over helping me find the right home. I met a couple of pushy realtors who answered my home posting inquiries on realty sites before meeting Deni. During our first meeting, she put me at ease by telling me it didn't matter how many houses I looked at and that I shouldn't put an offer down on anything that didn't suit my needs. Also, instead of trying to secure me as a client the first time we met, she told me to make sure I was comfortable working with her, which alone was refreshing. I told Deni I wanted to work with her. She started by listening to my house criteria, then introduced me to the home buying process beyond the search. I was already spending about an hour a day reviewing new listings in the areas I was interested in living. Deni would send me listings that had not yet made those sites and we would schedule prompt viewings for the ones I had interest in. I thought she might drop me as a picky client when we got up to 20+ viewings, but Deni she seemed just as enthused to work with me as she did on Day 1 restating that we would continue to look at houses until I found one that I loved. That put me at ease and didn't drive me to put an offer down on the first house that was 'kind of ok'. That wonderfully patient demeanor of hers helped me find my dream home. Early on, there was a listing for a house in Lancaster that fulfilled my criteria and then some. Unfortunately, it was already under contract :(. 1 month later, that same house became available again and Deni expeditiously got us in to view it first. We weren't the only ones interested in re-listed home. Unsurprisingly, there were 3 other realtors outside the property with clients waiting to get in. Still, we were up first. I was sold on this house by the time I left and I was anxious to submit an offer before anyone else. Given all of the interest in the house the first time around, and this time with others waiting outside to see it, I feared a bidding war would put it out of my price range. Knowing I had a flexible time table for moving in, Deni came up with a fantastic idea to make our offer look more appealing at a reasonable price. Had the first sale gone through on the house, the sellers would have been out before the new school year started. Since the first deal unexpectedly fell through, and it was re-listed in October, they were looking at closing around Christmas. They needed to secure financing for their new house by selling this one, but they also did not want to move until after the holidays. Deni came up with the idea of closing on the house before Christmas and letting them rent back from me for up to 60 days after closing giving them have one last Christmas in the house their kids grew up in plenty of time to make arrangements to move into their new home. They accepted our offer. Tocha Law, the legal team Deni referred me to, were also excellent and they work seamlessly with Deni. They diligently made sure I understood the closing paperwork and rent back agreement. Also, I'm pretty good at identifying junk mail, but once a year, I get something I'm not sure about (examples - title insurance and real estate taxes) and I'll email them about it and they'll remind me if I already have it, don't need it, or should buy it. As a result of the home inspection, Deni negotiated to have the old owners fix the double-tapped electrical panel, flu pipe, crank windows, and a few other minor repairs. It took 2 walk throughs for everything to be fixed to my expectations before the sale closed. There was a lot of miscommunication between the sellers and their realtor during their journey to sell their current home and buy a new one. That friction hit its tipping point when they found out they had to put down a security deposit to rent their house back from me, which put a pause on the whole home-buying process. Disenchanted with their realtor, they found Deni's number and called her up to discuss the agreement and vent. After hearing that they weren't being adequately informed by their realtor, Deni calmed them down and helped them understand the why a security deposit was necessary, which put the deal back in motion. Coincidentally, both the sellers and Deni were Bulgarian. The sellers felt more comfortable talking to her and tried poaching her to represent them, which she graciously and professionally declined. We did a post rent back walk through and the automated garage door wouldn't work. Deni negotiated that be deducted from the security deposit. After four years in my house, I still love my house and am still beyond pleased with the service I received from Deni Dennis and the legal team she referred me to. I highly recommend her to anyone looking for a home!

Deni is the best there is. Period. What sets her apart from other agents isn't just her expertise- it's the fact that she truly cares. For Deni, it's all about finding the right home for you where you will be happy. We looked at ~25 houses over the course of 4 months but Deni was always willing to look at more until we found the right one- no matter how long it took. She never hesitated to say aEURoeThis isn't the right house for youaEUR? if she felt that I would be unhappy living there. It didn't take long for me to realize that she was someone who I could trust. What struck me most about Deni is her honesty and integrity. She's a very genuine person who isn't afraid to speak her mind and share her opinions. As a first-time home buyer, I knew I was in good hands. Deni explained every step of the process to me and was always willing to answer my questions. She answers texts and emails very quickly and makes you feel like you're her only client, even though she has many others. Deni is incredibly hardworking and dedicated. Don't be surprised if she sends you an email at 3am! She is also very friendly and fun to work with. There's never a dull moment with Deni. I couldn't recommend her enough! Just hire her. You won't regret it.
