Curb appeal is crucial to a good first impression, so make sure your home's lawn is immaculate. Mow the lawn, prune the bushes, weed the garden and plant flowers. Clean the outside. A sloppy exterior will make buyers think you've slacked off on interior maintenance as well. Be sure to clean the gutters and pressure wash your home's siding. Make repairs. In a buyer's market, you want your home to be in the best condition possible. Take care of major defects like broken windows or a leaky roof that could discourage buyers. Make the front door inviting. A fresh coat of paint, especially in a color that contrasts with the home, will make the front door stand out. Replace faded house numbers so buyers can see them from the curb. Buy a new welcome mat. Let buyers know they're invited into your home. Remove clutter and depersonalize. Buyers want to envision their belongings in your home. Clean up by renting a storage unit for knickknacks, photos, extra furniture and other personal items. Organize closets and drawers. Messy closets give the appearance that your home doesn't have enough storage space. Make every surface shine. From ceiling fans to floors and everything in between, clean your home until it sparkles. Take color down a notch. You might like your lime-green bedroom, but it may sour buyers. Paint your walls a neutral color that will appeal to a wide range of buyers. Eliminate bad odors. Hide the litter box and spray air neutralizer throughout your home. When showing the home, fill it with inviting smells by putting out fresh flowers and baking a batch of cookies.

Selling a home which we inherited with many maintenance issues from 600 miles away requires a realtor that can step up to mitigate all the distance issues. A former realtor myself I realized I would need a lot of scheduling help from someone who knew all the necessary contacts from Plumbers, electricians, carpenters, painters etc. and help with the scheduling and to give advice as to what improvements were essentially necessary for the Murrieta area market . The sale brought very top dollar (highest for that model in the Colony) and the escrow was handled flawlessly even with the distance involved. Thanks Denise.

We are in our dream house thanks to Denise Munoz. She was absolutely amazing to work with. She is a seasoned professional that has been in the business for many years. She is motivated and an extremely hard worker who doesnt give up. We were a buyer with some challenges. Self-employed, less than great credit, limited proof of income, and needing a property with everything we wanted at a great value. Denise went above and beyond the call of duty by taking many months showing us lots of properties. We put offers on lots of homes, went into escrow a couple times, fell out of escrow a couple times, and finally closed on the best home of all. We thought we may have pushed Denise to the breaking point in our minds with all the work we put her through however, she delivered. Once we were in escrow for the last time she held our hand the whole way and didnt miss a beat. She set up inspections, met escrow deadlines, negotiated repairs with the seller, followed up with contractors doing the repairs etc. She was on top of everything every step of the way.
