Southern Indiana is a great place to live. I was born and raised in the Evansville area and love this community. My wife Mary Jane and I picked Evansville to raise son Zach after moving back to the states from living and working overseas for thirteen years. We moved back in 2004 and had many opportunities to live elsewhere, but we knew Evansville was the place we wanted to be. My wife works here in Evansville as a Registered Nurse and my son is in college studying Biology. Prior to living overseas I was a member of the United States Air Force, having served during the First Gulf War. I have a degree in Liberal Arts, and attended USI, Embry Riddle Aeronautical University, Troy State University and Regent College. Currently I am involved in the community as an elected member of the Knight Township Board, and help out our local environment as an apiarist (beekeeper). Buyers are going to understand that the seller is moving, so items stored in a garage is fine. Make sure it looks organized. Also make sure that the buyer can get a general idea of condition and have access to look over items like a furnace or hot water heater.

You should plan to change the locks on a new house that you have purchased. You never know, maybe the sellers left a key with a neighbor one time when they went on vacation.

First Impressions. The first thing a buyer sees when coming to view your house is the front yard. If your landscape is lacking color, add some potted flowers. Replace old shrubs if your budget allows.

You can obtain sales and ownership history from your county assessor or property value administrator. Many times they have this information online.

Should I get pre-listing inspection?

A pre-listing inspection solves several problems. It will show you items that you may want to fix prior to listing; then you can provide this inspection report to a buyer showing the items fixed. You will have also saved the buyer from maybe having to have a new inspection performed.
