I had a terrible problem. I was living out of state and trying to sell a house that was in foreclosure. This house had been fundamentally abandoned for more than two years.I had a different real estate agent and I never heard form them. It was a lost cause. David saw that my contract had run out with that person and told me he thought he could wall my house.I laughed at him and told him he didn't know what he was getting into, but if he wanted the job he could have it. As I expected, this cursed house threw everything you can imagine at him. I don't think he expected it. But he rolled, dodged, jabbed and didn't quit.If any experience could have tested just about every skill a Realtor needs to have, it was mine. He got it done, and I didn't get foreclosed on.And I tell you this, that evil place wasn't going to pay him very much either, but he was as committed to selling it no differently than he would something that would make him a fortune.

1) What advice would you give a buyer trying to purchase a home?

Time spent interviewing perspective agents and spent during a free no-obligation buyer's consult is well spent. The buyer gets to feel out the agent and the agent gets to know what the buyers needs and motivations. This facilitates a smooth home buying experience because expectations are now established and the buyer is aware of what to expect.

2) What advice would you give a seller trying to sell their home?

Make sure to ask about your local market conditions. Some of the questions should include things like: What other properties are most likely to be competition for my home?, How long is it taking to sell homes like mine?, How much inventory is out there, are we in buyer's or seller's market?, What are some of the reasons homes in my area don't sell or don't sell quickly? What is happening to house values in my neighborhood. Each of these many more similar questions will help you as the seller to realize the state of the market in your area and will help to set realistic expectations. This is such valuable information to have when that offer comes in because it serves as a bench mark and sets the bar for what to expect and becomes relative information to use in the decision making process and ultimately do you want to accept that offer, Counter it, or flat out decline it. At least if you make the wrong choice you wouldn't have made it from ignorance. Remember Knowing is half the battle.

3) What types of clients have you worked with?

I have worked with Buyers and Sellers and navigated transactions from distressed sales (Estate, bankruptcy, and short) to regular fair market sales. I have also represented landlord's and tenants as well as worked for Asset management companies performing Broker Price Opinions (BPOS).

4) Describe a recent transaction you are fond of. How did it go?

I recently represented a power couple in the purchase of their new home. Very smooth experience as all parties to the transaction were on top of things and we had everything done ahead of schedule. They moved in already and have done some improvements to the house in time for their house warming gathering. I can't wait to go!

5) How did you get started in Real Estate?

I originally started in real estate as an investor in the Central Florida market. Prior to the housing bubble of 2008.

6) Do you have any special education or training that will benefit your clients?

I have special training as I was a Company Designated Trainor for my brokerage and was responsible for implementing training materials for my peers and teaching them how to use the technology tools that we offer here... Tools that make the entire transaction smoother for everyone. I have also worked for an appraiser assisting with field work and how to pull comparable properties for him to prepare the report.
