Gullo had had a previous professional relationship with a person who "buys and holds" small income properties. (Our was a graystone 2-flat). The prospect toured our building at about 5 p.m. and by 9 p.m. we had a signed offer! We negotiated a mutually acceptable sales price and set the closing for June 1, 2015. Early in the process, Gullo provided us with the prices of comparable recent sales, so we could get a feel for a realistic listing price. He also provided an estimate of all our potential costs (his commission, prorated property taxes, local transfer taxes, and ancillary costs) so we could estimate our 'net' income assuming various eventual sales prices. He also provided us with the name/numbers of trusted various tradesmen (e.g. roofers. painters , and cleaning services) in the event their services would be needed to enhance the value of the property. With our attorney, he represented us at closing, and immediately delivered us the various pertinent documents and closing statements.
