I recently listed my house in Manhattan Beach with Dave. From the beginning he very accurately (as it turned out) assesed the house in relation to the market conditions and developed a strategy to maxinmize the value of the house. We then worked together for a couple of weeks along with his various service providers to improve the appearance and therefore the value of the house. Dave was always available and helpful when needed. When the house was looking beautiful and was ready to market, Dave quickly pulled together a number of interested agents and potential buyers and succeeded in creating a multiple bid situation where the house was sold within 2 weeks for well above asking price, and probably above market price. I think perhaps the best compliment that I can bestow upon Dave is to borrow from the old Pepsi slogan and declare him The Realtor of a New Generation. Those familiar with his website can see immediately that he values transparency--not par for the course in the real estate industry. His style is also more needs-driven than the many old-school realtors who use hard sell tactics--Dave takes time to figure out what is important to you and makes recommendations in line with what you are looking for. I think these attributes (along with his internet savvy) make him the ideal realtor for a younger generation accustomed to transparent pricing in the goods and services they consume and relatively pain-free transactions. Dave also gave us good advice on when to be less aggressive and more aggressive in pursuing properties. Two properties we looked at had some red flags, and he advised being patient--that we needed to be compensated for those weaknesses. We didnt end up buying those properties and are grateful we didnt rush into them (and they are both still sitting on the market). For the property we did buy, Dave helped us make our offer more attractive by advising on us on ways to improve the offer (besides simply increasing our offer price). We got the house we wanted in a competitive market in part because of the strong terms we offered, which Dave helped us with considerably. And you cant write a review about Dave without speaking to his local knowledge, which is the best Ive seen in Manhattan Beach. Dave covers every property in the town, and he is essentially both a human and internet database of information for his customers. I highly recommend Dave to anyone looking for realtor services in Manhattan Beach, but in particular to young homebuyers, who will get along swimmingly with him.

My previous three real estate transactions left me wondering, what could an agent possibly do to earn 2-3% for each side of a transaction? On a per hour basis, it never made sense to me. My wife and I have done two transactions with Dave, and now I understand. Dave actually ADDS value to a transaction with his ability to negotiate and his understanding of the real estate market. On both the sell side and the buy side, Dave and his team guided the process from start to finish.
