Dave recently sold my condo in Palm Harbor, FL. My condo was only on the market for a few days and we were under contract. He was fast, well detailed, constant marketing of my property, and had constant communication with me. I will be using him again and referring him to friends and family.
Dave was great to work with especially since we were out of state buyers in such a crazy market. He is very knowledgeable about the various neighborhoods in Dunedin and the surrounding areas which helped guide us in determining areas we might like. During showings, Dave did a great job of pointing out potential problem areas and provided recommendations for how we could improve the space to meet our needs. Additionally, was very responsive with questions and requests and was able to provide resources for inspections, insurance and home repairs. During the negotiation process, Dave was assertive and had our best interests in mind. Overall, it was a great experience.

I did my house hunting during a couple of 2-3 week long visits from out of state. I knew no-one in the area who could recommend a good real estate agent, so I did a careful internet search. Dave's name would pop up in all my searches, and always with very good reviews and comments. Of particular importance to me was that he seemed to always be connected with his phone and email and that he knew Dunedin and the surrounding areas inside out, since he grew up there. All the comments that I saw said so, and they were true. These were my basic requirements, and I would have been satisfied with just that. Fortunately for me, Dave turned out to offer orders of magnitude more. A key point for me was that I concluded that I could truly trust him, which, to be honest, I did not expect to be able to say about any real estate agent. That happened when I realized that he was actually trying to save me money. The real estate market in Florida right now is just crazy, with houses going way over asking price after a day or two in the market. It is easy for a buyer that tends to get overanxious and who is under time pressure (with my time-limited visits) to go overboard and offer too much. I would have expected a real estate agent to let it happen, since the high offer would make it easier to get it accepted, and of course even his commission would be higher. Dave advised me quite correctly when we were discussing offers and I was doing that. When I realized it, that's when I knew I could trust him. In the end, he did save me money. If I had followed his advice exactly, I believe I would have saved even more. Another thing that I found extremely helpful, was that he paid attention to the things I liked and disliked in houses we saw. After he learned my likes and dislikes, his eye was much faster and better than mine in spotting both kinds in other houses and pointing them out to me. As well as pointing to things that he found positive or negative himself, some of which I would not have thought about. He also put problems in perspective, based on ease and cost of fixing. He set up an automated search that would send me an email every time a new house within my parameters came to the market. I had missed the opportunity to make an offer on a house at the very beginning of my house hunting, before I had settled on what I was looking for. When a similar (but better) house came to the market, I happened to read the email the moment it was sent. Before I had finished looking at the details of the house, Dave had texted me about it, because he knew this was exactly what I was looking for. And here's the interesting thing. He was out of town in New York, because of an unexpected urgent personal matter. But it did not slow him down. He arranged for me to go see the house next day (the first day that it was available for showing) with a colleague of his. He then spent time of the phone with his colleague and myself. We decided on a price (and saved me some money), a closing date that we knew would be attractive to the Seller, and made an offer within a couple of hours. The offer was accepted that same evening (a Thursday). Dave arranged for the home inspection to take place early Saturday morning and he was there himself, after returning the previous evening from New York, during a snowstorm there. The inspection found several items that needed to be fixed for satisfy insurance companies. There were not expensive but required an electrician, a plumber, a roofer and a welder, and there was a lot of time pressure (a 2-week closing). The Seller was willing to do them but seemed overwhelmed about finding the people to do them in time. Well, name the task and Dave knows someone who can do it! That also makes him a great resource for after one owns the house. I needed someone for a move-in house cleaning and his suggestion did a great job. I expect I will be asking for a handyman recommendation soon and I'll be using his security system guy. He also helped me with a ring bell camera for the house and advised me on additional ring cameras that I installed. I was away when the homeowners' insurance company wanted to do its own house inspection, so I left a key with Dave, and he was be there to let them in. Now I need to convince my best friend and his wife to move here, and having the perfect real estate agent for them will be one of my selling points. :-) This was a long review, but I feel that Dave more than deserves the time that I put in writing it.
Fantastic firm! Dave Doherty stepped up and helped us out after my original realtor went AWOL. He stays focused and on-the-ball from the time the contract is signed to the closing. Highly recommend!!
