Dan Titus and his team at Flex Realty is the only person to go with if you are buying or selling a home in vermont. This is the second purchase we have made and Dan walked us through each and every step. Not only is his team on point but their prices cant be beat. Dan was recommended to us by friends but we still interviewed multiple realtors before deciding to sell our home. After the first meeting with him we knew why so many people before us chose him- he's personable, friendly, and engaging. We knew he would be the right person to work with during the stress of SELLING A HOME. On the first visit he identified several minor areas that we might want to consider improving before resale and we found this helpful as we did not want to do major repairs to sell but wanted guidance about little things that might turn buyers off (diy stuff we could handle in a half day or a weekend off). His suggestions helped us get the house sale and show ready for a small amount of money.On another visit he outlined the timeline of the house sale for us- from professional photographs, to listing review/publishing, through the first open house. The timeline was spot on and he was always prompt in his responses and ensuring that he showed up on time for our meetings and deadlines. He always communicated with us within hours, and often minutes, of getting communication from agents who had viewed the house and eventually from the buyer/buyers agent. He was skillful in helping support us while negotiating the contract and buyer's requests (multiple times) during the month long closing period. That is such an important part of the process- having an advocate who is patient enough to stand by your side firmly when it matters to you but also confident enough in the relationship with you to help you respectfully negotiate when necessary to salvage a deal. That skillful communication in smoothing the process between a buyer and seller distinguishes Dan as an exceptional realtor.If we had to repeat the process we would have priced lower initially (at the "quick price point" he suggested closer to the lower end of the "value range" we were given by multiple realtors) as we wanted to sell very quickly. However, Dan quickly helped us shift strategies, at our request, and never once made us feel bad about that decision. We closed less than 2 months after listing our property and were satisfied with the price and timeline as they both matched what we discussed initially upon meeting.If you want someone who can sell your home quickly, at a fair price that is confidently presented to you after your first meeting/viewing of the house, and someone who can negotiate the deal from the initial offer through closing, call Dan Titus.
Dan was a pleasure to work with. I was making a long distance purchase which could have been challenging but he made the process easy. Dan helped my wife and I find our house in 2014. During our house hunt, Dan was exceptionally patient with us, provided no pressure whatsoever and was genuinely concerned for what we needed. We looked at some homes that would have gotten Dan a bigger commission but if it had some issues or concerns that Dan noticed, he would voice it to us. This act of professionalism and integrity did not go unnoticed. When we found a house we wanted to buy, Dan again went above and beyond. He negotiated a very good deal for us. He made the process as painless as possible, answered all of my dumb questions and again was truly concerned for our best interests. The most unexpected gesture was when we closed on our house, the previous home owner was selling his snowblower and Dan got it for us to keep with our new house as housewarming gift. This simple act truly impressed us. When I had to sell our home in 2018 due to our jobs relocating my wife and I, I did not hesitate to contact Dan. More effort was required on his part to sell my home than to buy it and Dan did not disappoint. Due to the fact my wife had to move out of state first, I was left to handle the preparations for selling the house. This became problematic at best. I had been trying to make the usual preparations for selling a home and still work full time. Any work that was beyond my expertise, I would try to hire someone to address the issue. I had extreme difficulty in getting anyone at a fair price or within a reasonable time frame to get things accomplished. When Dan heard this, he offered to help and found people to address every issue I was having. This included lawn maintenance, general clean up and even people to install new appliances I was putting in the kitchen. Dan always had a solution to any problem and this was just getting the house on the market. Once the house was finally on the market, Dan's expertise and knowledge of the local market was dead on. He knew precisely how to price my home to generate the maximum interest and increase competitive bidding. Once all was said and done, my home sold in two weeks and for more than I listed it. Since I first dealt with Dan, I have recommended him to anyone looking to buy or sell a home in the area. None of those people were disappointed either. My wife and I were truly impressed by Dan's professionalism, his work ethic and his integrity. It was a pleasure to know him and in spite of all I have written, I still can't recommend him enough.
Dan and the team at Flex are true professionals. From the day I met Dan until closing, he was there to serve whatever needs we had. Communication with Dan was great and his asssistance made a typically stressful process in home buying rather simple. Without Dan we may not have been able to get the home we wanted. We viewed a few houses on the day we met, an offer was made that day, and by the end of the week we had a deal. When/if we relocate again the easiest decision Ill have to make is calling up Dan to list our home.Aside from being a great real estate agent Dan also is a great person and someone your family and you should absolutely feel that you can trust.
I wish I could give Dan more than 5 stars in all of the above categories. Dan both helped us find the perfect home and helped us sell our old home. He made the process as seamless as possible and went above and beyond in locking down the home we wanted to purchase and in helping us in the sale of our old home. His knowledge and candor were instrumental in making the right decisions for our family.In particular, I want to highlight Dan's attitude and patience. When we first met Dan, we weren't even sure we wanted to move from our current home and told him that we were only going to move if we found the perfect house for our family. Dan completely understood and was more than willing to go and visit any, and all, homes we wanted to see. Unlike other agents we've worked with in the past, Dan did not apply any pressure in trying to get us to purchase a home. There was no hard sell, if we were only so/so on a property, all we would hear is, "Don't worry about it, the perfect house will come along." I cannot recommend Dan more highly. Besides recommending him to all my friends and family, if I am ever considering moving again, Dan will be the first person I call.
Dan was exceptional! He was so knowledgable, efficient, responsive, and diligent. He listened to exactly what we wanted and helped us to find our perfect fit. He was respectful and considerate with our needs and timeline, no pushiness AT ALL. And when we found what we wanted he was a tremendous advocate and we knew he was pulling out all the stops to help us sell our home and get the best possible offer as well as purchase our new home. Leaving no stone unturned we knew our new home was in great condition and we had 2 offers on the home we were selling within 14 days of listing which is almost unheard of in this market. We'd recommend him 110%.
This review is long over due. We first had contact with Dan Titus back in 2013 when we began thinking about locating to the Burlington area. We were in the exploratory phase and told him that we might not be able to purchase for years. Dan's reply was that he understood and would assist us as long as needed. During the next 3 plus years he stayed in touch and we viewed several different properties. There was no pressure nor showings that didn't interest us. Finally in August 2016 we were ready to make the move and after several viewings we found a house we liked. Unfortunately it didn't work out. Dan's response was that sometimes there is a reason and he was sure another would be found. Well, he kept his word. We purchased a home this past Nov. and it is exactly what we were looking for and in an ideal location. Dan is very professional and has a personable manner of doing business. I have recommended him to family members and highly recommend him to you.
