The house was out of our price range and Dan was able to negotiate down considerably in order to make it financially possible for us. We are taking his recommendations for a complete kitchen remodel, including taking down the wall separating the dining room and kitchen. He gave us the insight during our initial showing that the wall was not load bearing and helped give us some design ideas. Furthermore, he was able to tell there were original hardwood floors we could refinish that were underneath the laminate floors. Dan even connected us with a trusted general contractor to do the work for our kitchen remodel to help get us started as soon as we took possession. Dan is one those people who you can't help to like. I was in the market for an investment property and was using Dan as a buyers agent. Dan has investment, renovation and property management expertise, so I felt extremely confident if Dan said my numbers would work. He also walked through the property knowing what problem areas to look for. We saw some beatup properties and found a few gems. In the end we found a SFH that was under market value that we won the bid by $1,000. Dan negotiated the inspection process and got us ~$6000 in new appliances and the entire exterior painted and siding repaired (~$7000). All in all, we came out with a fully move in ready property that appraised for $5,000 more than what we paid. We decided to live in the home ourselves, but it's really nice to know we can rent the house out at any time and be cashflow positive.Dan is without a doubt, our go to realtor when we buy another property.
